CONTAINING 261.95 acres, more or less.
NOTE: The north boundary of the above described land is the apparent mean high water line of the left bank of the Boise River as delineated by Eric Wilson, Idaho Department of Lands
in March, 2006. This boundary reflects the boundary established in City of Caldwell Ordinance No. 2658, on file in Instrument No. 2008006260 in the Office of the Recorder, Canyon County,
Idaho. It appears that the State of Idaho Disclaimer of Interest process regarding the accretion lands appurtenant to Government Lots 5 and 6 of Section 16, Township 4 North, Range
2 West, Boise Meridian, was never completed. Therefore, the 1867 General Land Office meander line of the left bank of the Boise River is the current fee title line for the subject
property. The purpose and intent of the legal description contained herein is to establish a boundary for a land use rezone. In no way is the legal description contained herein to
be construed as describing lines of title in regards to Government Lots 5 and 6.
