HomeMy WebLinkAboutHE Minutes 03-23-2021 VIRTUAL PUBLIC MEETING INFORMATION Consistent with Governor Little’s guidance relating to the Coronavirus (COVID-19), public meetings and hearings, a limited number of persons will be allowed on-site with alternative options being provided. Public meetings and hearings will be conducted remotely via an online conferencing system as well as the availability of live stream viewing for the public. Written comments must be received at least eight (8) days in advance of the meeting to be included in the staff report for review and consideration by the hearing body. All comments received after the staff report has been transmitted will be included in the case file and provided as late exhibits to the Commission or Hearing Examiner at the public hearing for consideration at their discretion. CONSENT CALENDAR: II. OLD BUSINESS: 1) ACTION ITEM: Case Number CMP-20-04/ZON-20-05/SUB-20P-05: A request by Heartland Townhomes Property Management LLC and Trilogy Development, Inc., for comprehensive plan map amendments, rezones and approval of a preliminary plat for AeroSky Park Subdivision, a proposed commercial/industrial development of parcel R35305, 35.4 acres, located on the southeast corner of Hwy 20/26 and Aviation Road, Caldwell, Idaho. The City of Caldwell 2040 Comprehensive Plan designates the property as “Commercial and Services.” A map amendment is proposed to allow for industrial zoning. The 35.4 acre subject property is currently zoned ‘C-4’ (Interchange/Freeway Commercial) and the applicant is proposing 12.6 acres of “C-3” (Service Commercial) and 24.82 acres of “M1” (Light Industrial) zoned property. The proposed plat contains 6 commercial lots and 14 industrial lots. The subject property is located in the APO-1 Land Use Limitation Zone. II. NEW BUSINESS: 2) ACTION ITEM: Case Number ANN-20-09/PUD-20- 04: A request by Riley Planning Services on behalf of Tanner Leighton, Triple Dot Development, for annexation of 20.35 acres with a designation of R-1 (Low Density Residential) and Planned Unit Development (PUD) with a Preliminary Plat for El Monterey Subdivision with 118 residential units, consisting of ten (10) Multi-family lots [72 Units], 19 Townhomes, 27 single-family residential lots and eight (8) common lots. The 2040 Comprehensive Plan designates this property as Low Density Residential. The proposed density for the development as a PUD is 5.8 units per acre. The subject properties are located at 2921 Marble Front Road in Caldwell, Idaho, parcel numbers R35117 and R35117010. The subject property is contiguous to Van Buren Elementary School and is located southwest of Mosaics Charter School. IV. Adjournment.
