ORDINANCE NO. 1980
AN ORDINANCE DETERMINING THAT CERTAIN LAND LIES CONTIGUOUS OR
ADJACENT TO THE CITY LIMITS OF THE CITY OF CALDWELL, COUNTY OF CANYON,
STATE OF IDAHO; AND THAT THE OWNERS OF SAID LAND HAVE CONSENTED OR
ACCEPTED THAT SAID LAND BE ANNEXED TO THE CITY OF CALDWELL, IDAHO, AS
PART OF THE M-1 F (LIGHT-INDUSTRIAL; FLOOD PLAIN OVERLAY) ZONE AND R-2F
(MEDIUM DENSITY RESIDENTIAL; FLOOD PLAIN OVERLAY) ZONE; AND DECLARING
SAID LAND BY PROPER LEGAL DESCRIPTION AS DESCRIBED BELOW TO BE A PART
OF THE CITY OF CALDWELL, CANYON COUNTY, IDAHO; REPEALING ALL
ORDINANCES, RESOLUTIONS, ORDERS OR PARTS THEREOF IN CONFLICT
HEREWITH; AND DIRECTING THE CITY ENGINEER AND PLANNING AND ZONING
DIRECTOR TO ADD SAID PROPERTY TO THE OFFICIAL MAPS OF THE CITY OF
CALDWELL, IDAHO.
BE IT ORDAINED, BY THE MAYOR AND THE COUNCIL OF THE CITY OF CALDWELL,
COUNTY OF CANYON, STATE OF IDAHO:
SECTION 1. That the following described land is contiguous and adjacent to the City of
Caldwell, Idaho on the South; and that the owners of said land have requested or
accepted that said following described land should be annexed to the City of Caldwell,
Idaho:
Said property is located generally at the western terminus of Chicago Street, north of
Whittenberger Park and the Boise River and is more particularly described as follows:
A PORTION OF THE SE1/4 SECTION 16 T4NR3W OF THE BOISE
MERIDIAN
All of the SE'/4 Section 16 T4NR3W of the Boise Meridian lying Northeasterly
of the U.P.R.R. Right Of Way and North of the Southerly bank of the main
stream of the Boise River excepting:
BEGINNING at the Meander Corner on the North bank of the island
between Section 15 and 16, T4NR3W Boise Meridian, which is the
Northeast corner of Government Lot 8;
Thence Southerly along the Easterly boundary of Government Lot 8, 557.74
feet to the Northerly boundary of State of Idaho Road Right Of Way;

Thence S 78° 14' 14" West 121 feet;
Thence N 0° 53' 36" East a distance of 6 feet, parallel with the East
boundary of Govt. Lot 8;
Thence S 79° 08' 31" West 261.86 feet;
Thence Westerly along a 1071.74 foot radius curve left 208.34 feet;
Thence Westerly along a 746.20 foot radius curve right 92 feet;
Thence N 28° 54' 24" West (formerly North 29° 31' West), 693 feet to the
Northerly Boundary line Government Lot 8, which is also the Southerly
Boundary line of Government Lot 1 ;
Thence Westerly along the Southerly Boundary line of Government Lot 1 to
the Westerly Boundary line of Government Lot 1 ;
Thence Northerly along the Westerly Boundary of Government Lot 1 to the
Northerly Boundary line of Government Lot 1 ;
Thence Easterly along the Northerly Boundary line Government Lot 1 to the
Easterly Boundary line of Government Lot 1 which is also the Northeast
corner of Government Lot 1 ;
Thence Southerly along the Easterly Government Lot 1 to the Northeast
corner Government Lot 8 which is also the POINT OF BEGINNING.
SECTION 2. It is hereby declared by the Mayor and Council of the City of Caldwell,
Idaho, that the land described above by property legal description is hereby declared to
be a part of the City of Caldwell, Canyon County, Idaho.
SECTION 3. It is further declared that said land described above shall hereby be made
part of the M-1 F and R-2F zoning districts.
SECTION 4. All ordinances, resolutions, orders or parts thereof in conflict herewith are
hereby repealed, rescinded and annulled.
SECTION 5. This ordinance shall be in full force and effect from and after its passage,
approval and publication, according to law.
SECTION 6. The land described in this ordinance shall be added to the official City
maps by the City Engineer and the Planning and Zoning Director and shall be subject to
taxation as other property and persons within the corporate limits of the City of Caldwell,
Canyon County, Idaho, upon filing of a certified copy of this ordinance with the County
Recorder and County Assessor of the County of Canyon, State of Idaho, and the State
Tax Commission, State of Idaho.
