HomeMy WebLinkAbout190216 VCN3 Narrative 10-4-19 October 8, 2019 Jarom Wagoner City of Caldwell Planning Department 621 Cleveland Blvd Caldwell, ID 83605 RE: Voyage Crossing North No. 3 – Final Plat Narrative Dear Mr. Wagoner: Hayden Homes Idaho, LLC (Applicant/Developer) is submitting the Final Plat for Phase 3 of the Voyage Crossing North Subdivision for review and approval. The property is located at Marble Front Road and Aviation Way intersection. The project received Annexation and Preliminary Plat approval in February 2018 under applications SUB-17P-04 and ANN-17-04 with an R-2 zoning designation. Phase 3 consists of approximately 12.54 acres of the total 39.84 acre development area, and consists of forty-eight (48) of the total 157 residential lots. The lot sizes and general orientation substantially conform to the approved Preliminary Plat, with the smallest lot size being 6,011 SF. Site access will be taken from Marble Front Road and Aviation and existing neighborhood streets to the south. Phase 3 also includes three (3) open space common lots, totaling approximately 2.50 acres. A large neighborhood open space (1.95 acres) is provided on Lot 27, Block 8, for the dual purpose of recreational use and storm water management. The total usable open space area is approximately 19% of the total Phase 3 subdivision area. We appreciate your consideration of approval of the Final Plat.
