The property is located at 0 HWY 20 26, in Section 30, Township 4N, Range 2W, Canyon County, Idaho, Parcel #R3431201000. The plat contains 56 residential lots, 4 common lots and 2 shared driveway lots on approximately 16.74 acres in an R-1 zoning district. The average lot size will be 7,739 square feet and the development will provide for landscaped buffers and 8.3 % useable open space. Three exhibits are attached as a part of this application; these exhibits include a copy of the original Preliminary Plat, a copy of the proposed new Preliminary Plat and an overlay showing the original and the proposed Preliminary Plat. The proposed lot configuration of the new Preliminary Plat is nearly identical to what had originally been approved by the City of Caldwell. Several minor lot line revisions have been made to the plat to conform to lot changes in adjoining phases. The original project was not constructed due to the recession and changes in ownership of the property. This application is submitted in conformance with Chapter 11-02-03(1) F of the City of Caldwell. Please do not hesitate to call if there are any questions regarding this application.
