HomeMy WebLinkAboutCentennial Narrative Memo To: Honorable Mayor Nancolas and City Council From: Brian Billingsley, AICP, Planning & Zoning Director Date: April 27, 2010 RE: Centennial Way Rezone The purpose of this memo is to inform you of an application I am filing with my office to rezone land near the Interstate 84 interchange at Centennial Way. In the 1970’s, the City of Caldwell adopted a zoning ordinance and zoning map which designated the land in this neighborhood R-2 Medium Density Residential. In the 1980’s, an interchange was built at Centennial Way, but the zoning of this neighborhood remained intact. The current R-2 residential zoning does not promote highway-related uses that you will find near the other interchanges in Caldwell. Promoting commercial development opportunities in this neighborhood would be beneficial for the City and the property owners. Therefore, I propose that we rezone the properties near the Centennial Way interchange to C-4 Interchange Commercial. Also included in this application is a small portion of Whittenberger Park which is proposed to be rezoned from M-1 Light Industrial to R-2 Medium Density Residential. I presented this project to you at a City Council workshop last summer and it is in my 2010 work program. I hosted a public information workshop for the affected property owners in March. The property owners who are part of this request either did not attend the workshop or stated that they support the rezoning. A map of the area to be rezoned is attached to this memo.
