Any damage to structures, utilities orconcrete will be replaced at contractor's expense.2.2.The site has many existing improvements such asunderground utilities, curb and gutter, light poles andsidewalks.2.3.See Engineer's plans for information about existingfeatures; all drainage pipes and locations. Protectand retain drainage at all times.3.GRADING & SITE PREPARATION3.1.Prepare finish grades for planting by grubbing andremoving weeds. If necessary apply Round-Up (orequivalent herbicide), using a certified applicator.Remove rocks and other materials over 2".3.2.All gravel overprep to be removed and disposed ofoff site.3.3.Finish grade to be smooth transition to allow forentire site to be a natural flowing space.3.4.Fine grade lawn areas to elevations set by Engineer'splans with positive drainage away from structures.3.4.1.Refer to Engineer's plans for grading information& for all drainage pipes and locations. Protectand retain drainage at all times.3.5.No pooling or standing water will be accepted perindustry standards.4.SOILS4.1.All planter beds to receive a minimum of 18" depth ofscreened topsoil. Spread, compact, and fine grade tosmooth and uniform grade 2" below adjacentsurfaces.4.2.All lawn areas to receive a minimum of 12" depth ofscreened topsoil. Spread, compact, and fine gradetopsoil to a smooth uniform grade 1" below adjacentsurfaces.4.3.Reuse of existing topsoil that has been stockpiledon site is permitted if:4.3.1.Topsoil is tested and analyzed to ensure aproper growing medium. Provide additionalamendments as determined by soil tests. And4.3.2.Topsoil is to be loose, friable sandy loam that isclean and free of toxic materials, noxious weeds,weed seeds, rocks, grass or other foreignmaterials.4.3.3.Topsoil should have a pH of 6.5 to 8.4.3.4.If on site topsoil does not meet these minimumstandards contractor is responsible forproviding approved imported topsoil orimproving onsite topsoil per the approval of theproject manager.4.4.If imported topsoil is used it must be from a localsource and be screened free of any debris orforeign matter. Topsoil must not contain rocks,sticks, lumps, or toxic matter.4.5.Smooth, compact, and fine grade topsoil in lawnareas to smooth and uniform grade .5" belowadjacent surfaces.4.6.Prepare finish grade of topsoil to elevations set byEngineer's plans with positive drainage away fromstructures. Refer to Civil Engineer's plans forgrading information.4.7.Amend all new plantings with 2 parts topsoil and 1part compost.5.LAWN AREAS5.1.Seeded, to be regionally grown tall turf-type fescueor approved equal per approved by owner.5.2.Hydroseeding shall take place 8-10 weeks prior toopening date.6.PLANTS6.1.All plant material shall be installed per industrystandards.6.2.All plant material shall meet or exceed the minimumfederal standards as regulated by ANSI z60.1,American Standard for Nursery Stock. Plants notmeeting these standards for quality, or plantsdetermined to be unhealthy by Owner'srepresentative, will be rejected..6.3.All trees and shrubs to be installed per details.6.4.Trees and shrubs over 36" shall not be planted withinclear vision triangles per city code.6.5.Fertilize all trees and shrubs with 'Agriform' plantingtablets or approved equal. Apply per manufacturersrecommendations.7.IRRIGATION7.1.Irrigation system shall be design build and built to thefollowing specifications:7.1.1.Adhere to city codes when connecting to citywater.7.1.2.All irrigation material to be new withmanufacturers' warranty fully intact.7.1.3.Install outdoor rated controller to be located asindicated on plan; coordinate with projectmanager and site electrician on exact location.7.1.3.1.Controller to have On/Off rain switch or rainshut off device that does not alter program.Install in steel lock box with (2) keys.7.1.4.All remote control valves (including mastercontrol valve) to have flow control device.7.1.5.Irrigation system piping to be minimum class 200PVC or approved equal, sleeves to be double thesize of pipes located within, all wires to becontained in separate sleeves 1-1/2" dia min.7.1.6.Use common trenching where possible..7.1.7.All PVC located under hardscapes to beschedule 40 PVC with same req's as above.7.1.8.All mainline pipe and wires to be buried a minimumof 18" and all lateral piping to be buried a minimumof 12" below grade.7.1.9.All wires to be 14 gauge direct bury wire at aminimum. Size wire for correct voltage loss.7.1.10.Supply a minimum of (2) spare wires to furthestvalves from controller in all directions.7.1.11.Sprinkler heads shall have amatchedprecipitation within each control circuit.Velocities shall not exceed 5 feet per second.7.1.12.Contractor is responsible complying with allcodes and paying all permits necessary.7.1.13.Sprinkler heads shall have matched precipitationwithin each control circuit. Velocities shall notexceed 5 feet per second.7.1.14.Water schedule to be provided at a min of 80%evapotranspiration as determined by the localET.7.1.15.8.1.14.Install all irrigation per irrigationdrawings. utilize material specified or approvedequal.8.CONTRACTOR RESPONSIBILITIES8.1.Contractor is responsible for 1 year of maintenancestarting at the final date of acceptance by owner.8.2.Estimated quantities are shown for generalreference only. Contractor shall be responsible forall quantity estimates.8.3.All plant material and workmanship shall beguaranteed for a period of one year beginning at thedate of Acceptance by Owner.
