Our Comp-Plan concerns should have been addressed when City Council approved the changes in February. The proposed design does not meet the R-2 (Medium Density) Code Requirements. 7 8 From Record of February 3rd, 2020 City Council Hearing 9 10 11 Caldwell is a growing community. The Comprehensive plan predicts a growth of more than 40% by the year 2040. One reason for the growth of Caldwell is the affordability of single-family housing relative to many other areas of the Treasure Valley In order to serve the projected population growth, the Comp Plan predicts a need for nearly eleven-thousand additional residential units by the year 2040, so there is clearly a need for quality, affordable, single-family housing in walkable, interconnected neighborhoods. 12 Housing costs remain a reason 13 There is a need 14 Schools Pathways 15 Project is located right outside of FTZ, making it a great location to provide a residential community near jobs. Stimulates economic growth and development through job retention and creation. Available nearby, quality subdivisions provide incentives for companies to establish or expand operations. 16 Close to commercial, schools 17 18 Utilities are available at site 19 20 Contributing to mitigate traffic impacts 21 Proposing ±6 miles of sidewalks and pathways 22 Comprehensive plan summary The requested Medium Density and Commercial are consistent with and compliment the surrounding area. The project fits in well with surrounding schools, employment centers, etc. Provides extensive pedestrian facilities, and other amenities. Provides vehicular cross-connection. Is serviceable by existing city sewer and water surrounding the site.
