ORDINANCE NO. 3248
AN ORDINANCE DETERMINING THAT CERTAIN LAND LAYS WITHIN THE CITY LIMITS OF THE CITY
OF CALDWELL, COUNTY OF CANYON, STATE OF IDAHO, AND THAT SAID LANDS SHOULD BE
REZONED TO THE R-2 (MEDIUM DENSITY RESIDENTIAL) ZONE; DETERMINING THAT SAID
CHANGE IN ZONING IS IN THE BEST INTEREST OF THE CITY OF CALDWELL, CANYON COUNTY,
IDAHO; DIRECTING THE CITY ENGINEER AND PLANNING AND ZONING DIRECTOR TO AMEND
SAID PROPERTY ON THE OFFICIAL MAPS OF THE CITY OF CALDWELL, IDAHO; AND REPEALING
ALL ORDINANCES, RESOLUTIONS, ORDERS OR PARTS THEREOF IN CONFLICT HEREWITH.
BE IT ORDAINED, BY THE MAYOR AND CITY COUNCIL OF THE CITY OF CALDWELL, COUNTY OF
CANYON, STATE OF IDAHO:
Section 1. That the Caldwell City Council, upon recommendation of the Caldwell Hearing Examiner and
following the public notice and hearing procedures as required in Section 10-03-03, Caldwell Municipal
Code, approved Case No. ZON-19-05 (Masterson Ranch Rezone) at a public hearing held, March 2, 2020.
Section 2. The parcel is within the City of Caldwell, Idaho and the applicant has requested that said
following described property should be rezoned to R-2 (Medium Density Residential) zone:
That portion of the SE Y4 of Section 30, Township 4 North, Range 2 West, Boise Meridian, City of Caldwell,
Canyon County, Idaho, particularly described as follows:
BEGINNING at the East'/4 Corner of said Section 30, from which the Center'/4 Corner of said Section 30
bears N 89047'07" W, 2,637.80 feet; thence S 00024'47" W, 156.00 feet along the east line of the SE '/4 of
said Section 30; thence N 89047'07" W, 1730.61 feet to the centerline of the Bolton Lateral; thence N
12002'16" W, 51.71 feet along said centerline to the beginning of a non -tangent curve; thence along said
non -tangent curve to the left an arc length of 114.16 feet, having a radius of 340.87 feet, a central angle of
1901121", a chord bearing of N 21037'56" W and a chord length of 113.63 feet to the north line of said SE
% of Section 30, thence S 89°47'07" E, 1784.41 feet along said north line to the POINT OF BEGINNING.
Containing 6.27 acres, more or less.
Section 3. That the City Engineer and the Planning and Zoning Director of the City of Caldwell, Idaho, are
hereby instructed to so designate the same above described property on the official zoning map and other
area maps of the City of Caldwell, Idaho as R-2 (Medium Density Residential).
Section 4. All ordinances, resolutions, orders or parts thereof in conflict herewith are hereby repealed,
rescinded and annulled.
Section 5. This ordinance shall be in full force and in effect from and after its passage, approval and
publication, according to law.

NOTICE OF ADOPTION AND SUMMARY OF
ORDINANCE NO. 3248
REGARDING ZONE DESIGNATION
OF CERTAIN PROPERTY
This ordinance provides for the rezone of a parcel of land in the City of Caldwell as R-2 (Medium Density
Residential).
That portion of the SE'/, of Section 30, Township 4 North, Range 2 West, Boise Meridian, City of Caldwell,
Canyon County, Idaho, particularly described as follows:
BEGINNING at the East'/, Corner of said Section 30, from which the Center''/. Corner of said Section 30
bears N 89°47'07" W, 2,637.80 feet; thence S 00°24'47" W, 156.00 feet along the east line of the SE %4 of
said Section 30; thence N 89°47'07" W, 1730.61 feet to the centedlne of the Bolton Lateral; thence N
12°02'16" W, 51.71 feet along said center) to the beginning of a non -tangent curve; thence along said
non -tangent curve to the left an arc length of 114.16 feet, having a radius of 340.87 feet, a central angle of
19011'21", a chord bearing of N 21°37'56" W and a chord length of 113.63 feet to the north line of said SE
'/. of Section 30; thence S 89°47'07" E. 1784.41 feet along said north line to the POINT OF BEGINNING.
Containing 6.27 acres, more or less.
The Ordinance includes a provision to amend the official maps of the City by designating the above-
described property as R-2 and providing an effective date, which shall be when published in the Idaho
Press Tribune on the 24th day of March 2020. Ordinance No. 3248 was passed by the Council and
approved by the Mayor on the I P day of March 2020. The full text of the Ordinance Is available at Caldwell
City Hail, 411 Blaine Street, Caldwell, Idaho. The City Council approved the foregoing summary for
publication pursuant to Idaho Code 50-901A on the 161^ day of March 2020.
