ORDINANCE NO. 3182 ORDINANCE
CITY OF CALDWELL
AN ORDINANCE DETERMINING THAT CERTAIN LAND LAYS WITHIN THE CITY LIMITS OF THE
CITY OF CALDWELL, COUNTY OF CANYON, STATE OF IDAHO, AND THAT SAID LANDS SHOULD
BE REZONED TO THE M-1 (LIGHT INDUSTRIAL) ZONE; DETERMINING THAT SAID CHANGE IN
ZONING IS IN THE BEST INTEREST OF THE CITY OF CALDWELL, CANYON COUNTY, IDAHO;
DIRECTING THE CITY ENGINEER AND PLANNING AND ZONING DIRECTOR TO AMEND SAID
PROPERTY ON THE OFFICIAL MAPS OF THE CITY OF CALDWELL, IDAHO; AND REPEALING ALL
ORDINANCES, RESOLUTIONS, ORDERS OR PARTS THEREOF IN CONFLICT HEREWITH.
BE IT ORDAINED, BY THE MAYOR AND CITY COUNCIL OF THE CITY OF CALDWELL, COUNTY OF
CANYON, STATE OF IDAHO:
Section 1. That the Caldwell City Council, upon recommendation of the Caldwell Hearing Examiner and
following the public notice and hearing procedures as required in Section 10-03-03, Caldwell Municipal
Code, approved Case No. ZON-18-09 (Kane Rezone) at a public hearing held, 171h day of December,
2018.
Section 2. The parcel is within the City of Caldwell, Idaho and the applicant has requested that said
following described property should be rezoned to M-1 (Light Industrial) zone:
A portion of the West 1/2 NW '/ of Section 25, Township 4 North, Range 3 West, Boise Meridian, City of
Caldwell, Canyon County, Idaho and being more particularly described as follows:
COMMENCING at the West '/ Corner of said Section 25, which bears S00°26'59"W, 2650.60 feet from
the NW Corner of said Section 25; thence N00°26'59"E, 313.98 feet along the westerly line of said NW '/
of Section 25 to the POINT OF BEGINNING; thence N00°26'59"E, 802.53 feet along said westerly line to
the centerline of Skyway Street; thence along said centerline as follows: S89°58'02"E, 326.93 feet; thence
3.08 feet along the arc of a circular curve to the right, said curve having a radius of 420.00 feet, a delta
angle of 00°25'12", a chord bearing of S89°45'26"E and a chord distance of 3.08 feet to the westerly
boundary of Sky Ranch Business Center No. 2, Phase 2, recorded in Book 44, Page 1, Canyon County,
Idaho; thence leaving said centerline S00°26'59"W, 810.50 feet along said westerly boundary; thence
S54°20'32"W, 155.78 feet to the centerline of the Caldwell Highline Canal; thence following said Canal
centerline as follows: N60052'03"W, 49.12 feet; thence N64°55'43"W, 177.16 feet to the POINT OF
BEGINNING. Containing 6.46 acres, more or less.

NOTICE OF ADOPTION AND SUMMARY OF
ORDINANCE NO. 3182
REGARDING ZONE DESIGNATION
OF CERTAIN PROPERTY
This ordinance provides for the rezone of a parcel of land in the City of Caldwell as M-1 (Light Industrial)
A portion of the West % NW '/< of Section 25, Township 4 North, Range 3 West, Boise Meridian, City of
Caldwell, Canyon County, Idaho and being more particularly described as follows:

The Ordinance includes a provision to amend the official maps of the City by designating the above-
described property as M-1 and providing an effective date, which shall be when published in the Idaho
Press Tribune on the 251h day of December 2018. Ordinance No. 3182 was passed by the Council and
approved by the Mayor on the 171h day of December 2018. The full text of the Ordinance is available at
Caldwell City Hall, 411 Blaine Street, Caldwell, Idaho. The Mayor and City Council approved the
foregoing summary for publication pursuant to Idaho Code 50-901A on the 17th day of December 2018.
