ORDINANCE NO. 3092
AN ORDINANCE DETERMINING THAT CERTAIN LAND LAYS WITHIN THE CITY LIMITS OF THE
CITY OF CALDWELL, COUNTY OF CANYON, STATE OF IDAHO, AND THAT SAID LANDS SHOULD
BE REZONED TO THE M-1 (LIGHT INDUSTRIAL) ZONE; DETERMINING THAT SAID CHANGE IN
ZONING IS IN THE BEST INTEREST OF THE CITY OF CALDWELL, CANYON COUNTY, IDAHO;
DIRECTING THE CITY ENGINEER AND PLANNING AND ZONING DIRECTOR TO AMEND SAID
PROPERTY ON THE OFFICIAL MAPS OF THE CITY OF CALDWELL, IDAHO; AND REPEALING ALL
ORDINANCES, RESOLUTIONS, ORDERS OR PARTS THEREOF IN CONFLICT HEREWITH.
BE IT ORDAINED, BY THE MAYOR AND CITY COUNCIL OF THE CITY OF CALDWELL, COUNTY OF
CANYON, STATE OF IDAHO:
Section 1. That the Caldwell City Council, upon recommendation of the Caldwell Hearing Examiner and
following the public notice and hearing procedures as required in Section 10-03-03, Caldwell Municipal
Code, approved Case No. ZON-17-02 (Urban Renewal Rezone)at a public hearing held, July 17th, 2017.
Section 2. The parcel is within the City of Caldwell, Idaho and the applicant has requested that said
following described property should be rezoned to M-1 (Light Industrial) zone:
A parcel of land located in the NE 1/4 SE 1/4 of Section 25, Township 4 North, Range 3 West, Boise
Meridian, Canyon County, Idaho more particularly described as follows:
BEGINNING at the E 1/4 comer of said Section 25; thence South 00°36'43" West, 1325.12 feet along the
East boundary line of the NE 1/4 SE 'A said Section 25 to the Southeast corner of said NE 1/4 SE 1/4 (S 1/16
corner); thence South 89°36'57" West, 1322.49 feet along the South boundary line of said NE 'A SE 'A to
the SW corner of said NE 'A SE 'A (SE 1/16 corner); thence North 00°38'45" East, 1324.80 feet along the
West boundary line of said NE 1/4 SE 1/4 to the NW corner of said NE 'A SE 'A (CE 1/16 corner); thence
North 00°39'01" East, 40.01 along the West boundary line of the SE 'A NE 'A of said Section 25; thence
North 89°36'05" East, 1321.69 feet parallel with and 40.00 feet north of the South boundary line of said
SE 'A NE 'A to a point on the East boundary line of said SE 'A NE 1/4; thence South 00°37'16" West, 40.00
feet along said East boundary line of the SE 'A NE 1/4 to the POINT OF BEGINNING. Containing 41.42
acres, more or less.
Section 3. That the City Engineer and the Planning and Zoning Director of the City of Caldwell, Idaho,
are hereby instructed to so designate the same above described property on the official zoning map and
other area maps of the City of Caldwell, Idaho as M-1 (Light Industrial).
Section 4. All ordinances, resolutions, orders or parts thereof in conflict herewith are hereby repealed,
rescinded and annulled.
Section 5. This ordinance shall be in full force and in effect from and after its passage, approval and
publication, according to law.
PASSED BY THE COUNCIL OF THE CITY OF CALDWELL, IDAHO, this 17th day of July, 2017.

NOTICE OF ADOPTION AND SUMMARY OF
ORDINANCE NO. 3092
REGARDING ZONE DESIGNATION
OF CERTAIN PROPERTY
This ordinance provides for the rezone of a parcel of land in the City of Caldwell as M-1 (Light Industrial).
A parcel of land located in the NE 1/4 SE '/ of Section 25, Township 4 North, Range 3 West, Boise
Meridian, Canyon County, Idaho more particularly described as follows:
BEGINNING at the E '/< corner of said Section 25; thence South 00°36'43" West, 1325.12 feet along the
East boundary line of the NE '/ SE '/ said Section 25 to the Southeast corner of said NE '/ SE 1/4 (S 1/16
corner); thence South 89°36'57" West, 1322.49 feet along the South boundary line of said NE Y. SE '/ to
the SW corner of said NE '/ SE 1/4 (SE 1/16 corner); thence North 00°38'45" East, 1324.80 feet along the
West boundary line of said NE ' SE '/ to the NW corner of said NE % SE % (CE 1/16 corner); thence
North 00°39'01" East, 40.01 along the West boundary line of the SE Y. NE '/ of said Section 25; thence
North 89°36'05" East, 1321.69 feet parallel with and 40.00 feet north of the South boundary line of said

acres, more or less.
The Ordinance includes a provision to amend the official maps of the City by designating the above-
described property as M-1 and providing an effective date, which shall be when published in the Idaho
Press Tribune on the 25h day of July 2017. Ordinance No. 3092 was passed by the Council and
approved by the Mayor on the 17th day of July 2017. The full text of the Ordinance is available at
Caldwell City Hall, 411 Blaine Street, Caldwell, Idaho. The Mayor and City Council approved the
foregoing summary for publication pursuant to Idaho Code 50-901A on the 17th day of July 2017.
