ORDINANCE NO. 3052
AN ORDINANCE DETERMINING THAT CERTAIN LAND LAYS WITHIN THE CITY LIMITS OF THE
CITY OF CALDWELL, COUNTY OF CANYON, STATE OF IDAHO, AND THAT SAID LANDS SHOULD
BE REZONED TO THE R-2 (MEDIUM DENSITY RESIDENTIAL) ZONE; DETERMINING THAT SAID
CHANGE IN ZONING IS IN THE BEST INTEREST OF THE CITY OF CALDWELL, CANYON COUNTY,
IDAHO; DIRECTING THE CITY ENGINEER AND PLANNING AND ZONING DIRECTOR TO AMEND
SAID PROPERTY ON THE OFFICIAL MAPS OF THE CITY OF CALDWELL, IDAHO; AND
REPEALING ALL ORDINANCES, RESOLUTIONS, ORDERS OR PARTS THEREOF IN CONFLICT
HEREWITH.
BE IT ORDAINED, BY THE MAYOR AND CITY COUNCIL OF THE CITY OF CALDWELL, COUNTY OF
CANYON, STATE OF IDAHO:
Section 1. That the Caldwell City Council, upon recommendation of the Caldwell Hearing Examiner and
following the public notice and hearing procedures as required in Section 10-03-03, Caldwell Municipal
Code, approved Case No. ZON-16-02 (Canyon Crossing)at a public hearing held, August 15, 2016.
Section 2. The parcel is within the City of Caldwell, Idaho and the applicant has requested that said
following described property should be rezoned to R-2 (Medium Density Residential)zone:
A parcel of land being a portion of Lot 14 of Hillcrest Subdivision as filed for Record in Book 3 of plats at
Page 10 Records of Canyon County, Idaho and also a portion of the East I/2 NE '/ SW '/ of Section 23,
Township 4 North., Range 3 West., Boise Meridian., Canyon County, Idaho and more particularly
described as follows:
BEGINNING at the SE corner of the NE '/ SW '/4 (South 1116th Corner) of said Section 23; thence North
89°58'54" West, 663.66 feet along the southerly Boundary Line of said NE '/ SW '/ to the westerly
boundary line of the East I/2 of said NE '/, SW '/<, also being on the prolongation of Lot 14 of said Hillcrest
Subdivision; thence North 00°03'23" East, 663.47 feet along said westerly boundary line of the East 1/2 NE
'/ SW '/<, also being the westerly boundary line of Lot 14 of said Hillcrest Subdivision and it's
prolongation, to the centerline of Syringa Lane; thence South 89°54'45" East, 663.36 feet along said
centerline of Syringa Lane to the easterly boundary line of said NE '/ SW 'A, also being the centerline of
Florida Avenue; thence South 00°01'48" West, 662.67 feet along said easterly boundary line of the NE '/a
SW '/, also being the centerline of Florida Avenue, to the POINT OF BEGINNING:
Said parcel contains 10.10 acres, more or less.
Section 3. That the City Engineer and the Planning and Zoning Director of the City of Caldwell, Idaho,
are hereby instructed to so designate the same above described property on the official zoning map and
other area maps of the City of Caldwell, Idaho as R-2 (Medium Density Residential).
Section 4. All ordinances, resolutions, orders or parts thereof in conflict herewith are hereby repealed,
rescinded and annulled.
Section 5. This ordinance shall be in full force and in effect from and after its passage, approval and
publication, according to law.
PASSED BY THE COUNCIL OF THE CITY OF CALDWELL, IDAHO, this 15th day of August, 2016.

NOTICE OF ADOPTION AND SUMMARY OF
ORDINANCE NO. 3052
REGARDING ZONE DESIGNATION
OF CERTAIN PROPERTY
This ordinance provides for the rezone of a parcel of land in the City of Caldwell as R-2 (Medium Density
Residential).
A parcel of land being a portion of Lot 14 of Hillcrest Subdivision as filed for Record in Book 3 of plats at
Page 10 Records of Canyon County, Idaho and also a portion of the East 1/2 NE '/ SW 1/4 of Section 23,
Township 4 North., Range 3 West., Boise Meridian., Canyon County, Idaho and more particularly
described as follows:
BEGINNING at the SE corner of the NE '/< SW '/ (South 1/16'h Corner) of said Section 23; thence North
89°58'54" West, 663.66 feet along the southerly Boundary Line of said NE 1/4 SW ' to the westerly
boundary line of the East 1/2 of said NE 1/4, SW 1/4, also being on the prolongation of Lot 14 of said Hillcrest
Subdivision; thence North 00°03'23" East, 663.47 feet along said westerly boundary line of the East 1/2 NE
'/ SW 1/4, also being the westerly boundary line of Lot 14 of said Hillcrest Subdivision and it's
prolongation, to the centerline of Syringa Lane; thence South 89°54'45" East, 663.36 feet along said
centerline of Syringa Lane to the easterly boundary line of said NE '/ SW 1/4, also being the centerline of
Florida Avenue; thence South 00°01'48" West, 662.67 feet along said easterly boundary line of the NE '/
SW 1/4, also being the centerline of Florida Avenue, to the POINT OF BEGINNING:
Said parcel contains 10.10 acres, more or less.
The Ordinance includes a provision to amend the official maps of the City by designating the above-
described property as R-2 and providing an effective date, which shall be when published in the Idaho
Press Tribune on the 23rd day of August 2016. Ordinance No. 3052 was passed by the Council and
approved by the Mayor on the 15th day of August 2016. The full text of the Ordinance is available at
Caldwell City Hall, 411 Blaine Street, Caldwell, Idaho. The Mayor and City Council approved the
foregoing summary for publication pursuant to Idaho Code 50-901A on the 15th day of August 2016.
