RESOLUTION AUTHORIZING THE EXECUTION OF THE LETTER OF INTENT FOR
SALE OF REAL PROPERTY KNOWN AS LOT #5 IN THE SKY RANCH BUSINESS
CENTER#2 PHASE 2 WITH COLD STEEL CONSTRUCTORS.
BE IT HEREBY RESOLVED by the Urban Renewal Agency of the City of Caldwell to
approve the Letter of Intent for sale of real property made a part hereof as set forth in full and
thereby instruct staff to move forward with the formation of the Purchase and Sale
Agreement.

Letter Of Intent
I, Michael F. Kane request to purchase lot #5 in the Sky Ranch Business
Center #2 Phase 2, which is currently owned by the Caldwell Urban
Renewal Agency. My intention is to execute a purchase agreement in the
amount of$1.36 per square foot for this property within 60 days upon
acceptance of this offer.
My company name is Cold Steel Constructors, LLC. and we currently have
16 employees that would be based out of this new location. We intend to use
this facility as a center for our construction business and also for
manufacturing. I am also interested in utilizing the foreign trade zone
opportunities for importing materials. Our projected start date of
construction is spring of 2017 and intend on expanding to 20 - 25 employees
depending on manufacturing demands.
I have enclosed $12,000.00 down payment.
