REQUEST: Variance from subdivision ordinance to obtain building permits for placement of two mobile homes on property too small to plat . GENERAL LOCATION: West Elgin and Centennial Way. LEGAL DESCRIPTION: Part of Block 13 of Golden Gate Subdivision. APPLICANT: Marilyn Jordan L--{ r (rS1— ZONE: R-2 FT medium density residential ° ' DODD - Mobile home overlay - Flood Plain Overlay G , SIZE OF PROPERTY: Less than an acre of usable ground . STREET IMPROVEMENTS: None. There is no access from Centennial Way or West Chicago. Property is reached from West Elgin extended and the road is unimproved . UTILITIES: No sewer is available; water will have to be extended . FLOODPLAIN: Property is in existing floodplain, but is in the area for which re-evaluation has been requested by the City because of the construction of Centennial Way. The new highway provides a barrier which removes prop- erties to the southeast from danger of flooding. ANALYSIS: Mrs . Jordan would like to place a double-wide mobile home on the property and a single wide mobile home for occupancy by her father at approximately the same time. The property is too small to plat and is not suitable for a residential subdivision. Construction of Centennial Way and West Chicago have somewhat altered the size of and access to the parcel. There is adequate frontage for placement of the mobile homes . Approval for septic tanks will have to be obtained from the Southwest Health District.
