This appeal is for a multitude of reasons, some of which are listed below. 1. Drawing submitted to P&Z Commission was not to scale. A 75' lot will not support parking, drive-through, and pedestrian traffic. 2. Ingress on Cleveland, applicant stated an agreement with adjoining property owner for shared entrance. This has not been proven to be a fact. 3. Alley ingress and egress on 21st is to narrow. Applicant stated in hearing that two cars could pass easily, this is not possible. 16' total width and a telephone pole is in the way. 4. Impact of drive-through type establishment on traffic at 214 and Cleveland was not addressed. There is a large stoplight project, now in the works, that could be greatly impacted by this drive-through. 5. Safety of children that live in area and catch school bus on 20th or 214 in the alley between Blaine and Cleveland. 6. Applicant talked about a proposed sidewalk on 214 street but was never required to install. Who will make these improvements? 7. Traffic in alley will increase and this will cause additional safety problems with children who play and live here. There is already to much traffic in the alley.
