Would you please review them and offer your comments to me by May 5? Thank you in advance for your input. 1) A request by John and Sallie Palleria, to hear concurrently Case No. SUB- 03P-97 (Pal-Shaw Estates), for preliminary subdivision plat approval to develop 8 residential lots on approximately 0.578 acres of land located in the R-1 zone, AND Case No. SUB-03F-97 (Pal-Shaw Estates, Unit No. 1), for final subdivision plat approval of 3 of the 8 residential lots of Pal-Shaw Estates. The site is located on the north side of Hazel Street and the east side of Meadow Avenue, and is described as a part of the NE 1/4 SW 1/4 of Section 28, Township 4 North, Range 3 W.B.M. 2) A request by Centennial Baptist Church, Case No. SUP-10-97, for a Special Use Permit to construct a two-story, 17,280 square foot, educational building on approximately 10 acres located in the R-1 zone. The site is located at the southwest intersection of Ustick Road and Lake Avenue, and is described as a portion of Government Lot 1, Section 2, Township 3 North, Range 3 W.B.M. 3) A request by Roy Hardy, to hear concurrently Case No. SUP-09-97, for a Special Use Permit for a Planned Unit Development to construct two three- family dwellings and two four-family dwellings on approximately 1.36 acres located in the R-2 zone, AND Case No. VAR-01-97, a request for a variance from the 2-acre requirement for Planned Unit Developments. The site is located at the northwest intersection of North First Avenue and Plymouth Street, and is described as a part of Block 89, Golden Gate Addition to Caldwell. ..... . , , . (;3 4,"...=,.. -3"; 3., i•--_•• 1 *11010410."11141"17 ..---N i • UWE MEMORANDUM 1997 To: Linda James From: Gordon Law, City Engineer 5 Re: Case NO: SUP-09-97 Roy Hardy Planned Unit Development Date: May 2, 1997 The Engineering Department provides the following comments in regards to the above referenced item before the Planning and Zoning Commission: 1. The Engineering Department expresses no opinion on the requested change in land use associated with the Special Use permit being requested. 2. The City infrastructure policy requires that curb, gutter and 5-foot sidewalk be provided along Plymouth Avenue. 3. The submitted plans on the Special Use request do not indicate how irrigation water is to be provided to the parcel. The normal policy is that if the parcel has surface water rights then irrigation must be provided from those rights and in a method approved by the applicable irrigation district. 4. The submitted plans do not suggest how site drainage is to be dealt with. It is a requirement that the applicant provide a means of storm water retention on site meeting the requirements of the City of Caldwell for storm water facilities. The applicant may contact Dave Marston of the Engineering Department (455-3006) for details of City requirements. 5. The Engineering Department notes that the applicant has received prior approval from the City Engineering Department to construct a sewer line to serve this property.
