RE: Cases for Public Hearing
The following cases iare scheduled to be heard before the Planning and Zoning Commission on October 22, 1998:
Case No. SUP-49-98, a request by Cedar Pro Inc., to place a manufactured home on the same lot as the
existing business; said manufactured home to be used as security guard quarters in accordance with Section
10-02-02,Land Use Table, of Zoning Ordinance No. 1451. The site is located on approximately 2.4 acres in
a C-3 zone, and is more commonly known as 4020 Dearborn.
Case No. SUB-27F-98 (Manchester Park Unit 4), a request by Ramon Yorgason for final subdivision plat
approval to develop 18 residential lots and 1 common area lot on approximately 4.48 acres located in an R-1
zone. Manchester Park Unit 4 abuts the southern boundary of Manchester Park Unit 2 and is accessed by
Oxford Way.
A copy of the site plan for SUP-49-98, and the final plat of Manchester 4 are included for your review•,would you
please offer a response(if any)to me no later than October 12? Thank you in advance for your input.

Cedar Pro, Inc. Security - Quarters
Date: October 6, 1998
The Engineering Department provides the following comments in reference to the above case
no.:
1. The proposed site is served by City water. Connection will be subject to normal
connection fees in accordance with City resolutions.
2. The site is not served by City sewer. The site may be served by the extension of the City
sewer line or by appropriate approval of Southwest District Health Department.
3. Depending on the size of the proposed structure in relationship to the existing structure,
this site could be subject to the City's Infrastructure Policy regarding the construction of
curb, gutter, sidewalk and street paving. If the site is subject to the City's Infrastructure
Policy Council may wish to consider a deferral of these improvements subject to a signed
agreement from the owner to participate in a future L.I.D.
4. The City Engineering Department concludes that no additional right-of-way is necessary
to serve this property.
5. The Engineering Department has no objections to the proposed use.
