This will help the financial viability of the project to get the greater density that a special use permit allows. The units will have covered parking and will be fully landscaped. The units will be some two and mostly three bedroom units. The units will have central heating and air conditioning. The units will also have vinyl siding with metal soffit and fascia for long lasting good looks. This project will benefit the public interest by being the first project of any magnitude in this area of town. This will help the urban renewal agency with the incremental tax benefits that a project of this magnitude will bring. This project will bring to the urban renewal agency approximately 70,000 in new money each year based on a value of 3.7 million. The project will bring into the URA almost 400K during the course of the URB's life of 10 years. This money will finance the much-needed infrastructure in this area. This could pay for example,during the life of the agency,7.5 miles of sidewalks,4.2 miles of city sewer or 6.3 miles of water lines. These are all positive events for the area of the City of Caldwell that has taken a back seat to improvements. It is hoped that this project will be the catalyst that will show other developers that it is good to invest in the core area of the URA. We are committed to invest in the City of Caldwell in these areas. In addition to the tax benefit,the City of Caldwell will receive building permit/inspection fees,monthly payments for sewer and water bills and franchise fees from the gas and electric utility. There is no incremental cost to the city for the incremental revenues that this project will produce. This is great business for the City of Caldwell to be involved. This also will add a landscaped block to the City of Caldwell, instead of another block of weeds that is an eyesore. The pride of ownership will carryover into the other property owners and elevate the area to become desirable instead of having the reputation of being rundown and depreciating. This will be the start of property appreciation in this area of the City of Caldwell. This project will also provide seventy-four units of affordable housing in an area that has had a problem with safe,sanitary and affordable housing. The need for affordable housing in our City of Caldwell is well documented. This project will provide a safe environment for all that live there. We will encourage a neighborhood watch program that will help the citizens to take their neighborhood back from the bad elements that have made people afraid to go outside at night.
