RE: Cases for Public Hearing
The following cases are scheduled to be heard before the Planning and Zoning Commission on October 28,
1999:
Case No. SUB-32(1)F-99 (Stonegate Subdivision Unit N. 1), a request by Stonegate Development, Inc., for
final plat approval of 36.residential and 4 common-area lots located within an R-1 zone. Stonegate
Subdivision Unit No. 1 is the first phase of Stonegate Subdivision, which consists of 74 residential and 5-
common area lots overall. Stonegate Subdivsion is located along a portion of the eastern boundary of R
Avenue and a portion of the northern boundary of Ustick Road. 1°I 1 -(4q
Case No. SUP-68-99, a request by WestFarm Foods to construct a 70-spaces,fenced, off-street parking facility
on a secondary lot for use by employees of WestFaiui Foods. The site is within an M-1 zone and is located
at the northwest corner of the intersection of Belmont Street and N. 5th Avenue.
Case No. SUP-66-99, a request by Rano an Sarah Sullivan for approval of a special use permit to construct
a townhouse (two-family dwelling) on a parcel of land located within an R-1 zone. The parcel of land is
located approximately 90 feet east of Tinnin Lane and adjacent to the north ide of the uni prove right-of-
way for Tinnin Lane. �Ld (a('3�GS ,
Case No. SUP-67-99, a request by Minor's Management, Inc.,to place a Class B manufactured home on two
respective lots (one on each lot) located within an R-2 zone. Lot A is known as Lots 21 and 22, Block 131
of Strahorn Addition and is adjacent to the northeast side of a portion of Grant Street; Lot B is known as Lot
23, Block 131 of Strahom Addition and located on the east side of the intersection of P ynter and grant.q
A copy of the final plat for Stonegate is attached for your review,as well as a plot plan for WestFarm's parking
lot; and a location map for SUP-66-00 and SUP-67-99.. Could you offer me your response by October 20,

The Engineering Department provides the following comments concerning the applicant's
request to place two manufactured homes at the intersection of Paynter Ave. and Grant St.:
1. Paynter Avenue is classified as an arterial street on the Functional Classification Map. Up to
forty(40) feet of half right-of-way will be required at the time the building permits are
obtained.
2. City Infrastructure Policy dictates that curb, gutter and sidewalk be constructed in connection
with the requested improvements. This requirement also will be applied at the time the
building permit is obtained.
