Case# SUP-70-99 —No comment at this time, will review plans for code compliance when appropriate. Case# SUP69-99 - Will want to review plans for any tenant improvements and/or modifications to the building layout as part of the change in use process. Memorandum 1 O E II V E To: Linda James DEC -2 1999 From: Gordon Law, City Engineer Re: Case No. SUP-70-99 Office Building for Cole Associates Corner of Kimball and Grant Date: December 2, 1999 The Engineering Department has reviewed the requested Special Use Permit to construct an office building at the corner of Kimball and Grant and provides the following comments related to the request: 1. The Engineering Department has no objection to the change in use requested by the applicant. 2. It is a standard condition and requirement that the stormwater generated by any increase in impervious area be dealt with as outlined in the City's Stormwater Policy. A copy of the Stormwater Policy is available upon request. 3. It is a general requirement that the previsions of the Americans with Disabilities Act as it relates to pedestrian ramps, etc. are to be complied with. 4. In accordance with the City's Infrastructure Policy, it is a requirement of this development that curb and gutter, sidewalk and street improvements be provided. 5. The request appears to include replacement of existing buildings with a new structure. Connection fees for the proposed building may be offset by the present value of the connection fees attributed to the existing buildings. An explanation of this can be obtained at the Engineering Department. 6. The Engineering Department recommends that a condition be placed on this Special Use Permit to require proposed parking areas be paved, rather than left in gravel. 7. The Engineering Department requests that the Planning and Zoning Commission give consideration to requiring the paving of the portion of the alley to be used for access to the proposed parking area. 1 ) 4A91-, MEMORANDUM TO: Gordon Law Bruce Alcott FROM: Linda James DATE: November 24, 199 RE: Cases for Public Hearing The following cases are scheduled to be heard before the Planning and Zoning Commission December 9, 1999: Case No. ZON-06-99, a request by Clayton Jones for a rezone from R-3 to C-2 of Lots 4 through 7,Block 53, Caldwell Original Townsite in order to construct a restaurant on the site. The site is located at the northeast corner of the intersection of Tenth Avenue and Elgin Street. Case No. SUP-70-99, a request by Cole Associates for a special use permit to construct an office building and parking lot on a site located in an R-2 zone. The site is located at the corner of the southeast intersection of Kimball Avenue and Grant Street. Case No. SUP-69-99, a request by Freddie Lane for a special use permit to locate a church in a portion of an existing building. The building currently houses Radio Shack and Premier Video;the church would occupy the portion of the building known as 2423 Georgia Avenue. The building is in a C-3 zone and is located at the intersection of Cleveland Boulevard and Linden Street. Case No. SUP-21A-97, a request by Windstone Estates, LLC, for a special use permit to use a manufactured home as a temporary sales office located on Lot 69, more commonly known as 4823 Keystone Street, Windstone Estates Manufactured Home Park. Windstone Estates is in an R-2 zone and is located at the intersection of Cleveland Boulevard and Windstone Street. Case No. SUP-19AA-97, a request by a request by Gemstar Properties,LLC, for a special use permit to use a manufactured home as a temporary sales office located on Lot 76,more commonly known as 2608 Sparrow Avenue, Creekside Estates Manufactured Home Park. Creekside Estates is in an M-1 zone and is located at the intersection of Sparrow Avenue and Chicago Street. Would you please have your comments (if any)to me no later than December 1, 1999?
