Variance Narrative
The property in question is 2113 S. Indiana Avenue. This property is located
directly across the street from the Albertson College Physical Plant and the Activity
Center parking lot. The property is currently zoned R-3. Within 300 feet of the property:
To the West is Albertson College, Going to the North along Indiana Ave. is Cleveland
Boulevard, To the East are apartment houses and some single family homes beyond
which is Cleveland Boulevard, To the South are apartments and homes along Indiana
Avenue.
Our request is to convert this property from its current use (which is housing Albertson
College students) into a fraternity house which the Theta Psi House Corporation intends
to rent to Delta Tau Delta fraternity (the property would thus continue to house Albertson
College students).
Albertson College is the central asset of the Caldwell community. The City's own
Comprehensive Plan states that the City will assist the College whenever possible. A
fraternity house on this site would exist for the sole purpose of providing housing for
students attending Albertson College. As such a fraternity house would be of great
benefit to the College and the City.
Potential problems for similar ventures would be things such as parking and noise.
Parking will not be a problem because the College allows all students and visitors free
access to the Activity Center Parking lot. With this huge parking lot available to all, we
will work to insure that no fraternity parking occurs along Indiana Ave. Noise should not
be an issue. There is no way that a few men could match the noise coming from
Cleveland Boulevard and the businesses that line that street, or from the College's own
Anderson Hall.

History Delta Tau Delta
The chapter of Delta Tau Delta Fraternity was founded on the Albertson College
campus, May 1, 1999. Since its beginning it has been an organization devoted to service,
academics, and self-improvement. We sincerely believe that strengthening the
community is essential to our vitality. Therefore, we continually take on new projects,
facilitating the needs of Caldwell and the surrounding areas. Our service projects have
included participation with the local Salvation Army, United Way, Hope House, and in
combination with our national philanthropy, Adopt-A-School have served Sacajawea
Elementary for nearly two years. In an article entitled "Cheers," and published in The
Idaho Press Tribune March 16, 1999, the columnist wrote "The staff and students at
Sacajawea Elementary in Caldwell send a rousing cheer to Delta Tau Delta Fraternity at
Albertson College. Fraternity members unselfishly volunteer each week at Sacajawea to
help our students with reading." In addition to those projects, our Fraternity holds an
annual Winter Charity Ball, raising money and toys for the Toys-for-Tots during the
Christmas season. Delta Tau Delta will continue their involvement with this local school
as well as current projects at the Caldwell pool, on the Albertson College campus, and
within the entire Treasure Valley.
With the reputation that college fraternities, both nationally and locally, have
generated for themselves, we offer an explanation as to the things that set us apart. To
indicate the difference between a stereotypical fraternity and ourselves, let us list the
accolades we received at the Delta Tau Delta Western Pacific Division Conference in
February 2000. Our chapter received the following awards:
- Hugh Shields Award(given to the top 10% of Chapters for Chapter Excellence)
- Court Of Honor(given to the top 20% of the entire Fraternity)
- Third in the nation in academics with a 3.49 accumulative GPA (within our
national Fraternity)
- First on Campus in academics, exceeding both the all male GPA average and all
fraternally GPA average
- Excellence in Campus Leadership (Presidents of many clubs and ASACI
positions)
- Western Pacific Arch Chapter Scholarship Award
- Delt Spirit
- Meeting Rush Goals
- Excellence in the Adopt-A-School program
As you can see, we are not a mere social body. We do not program around alcohol or
present the same risks commonly associated with college fraternities. We are truly
devoted to becoming better men both in our local community and in society as a whole.
We pride ourselves on our integrity, accountability, faith, life-long learning, growth, and
a commitment to the brotherhood that sustains us.
