Cleveland Blvd., Caldwell The CFD is not opposed to the proposed mini-storage facility and offers the following comments relative to the request by Mr. Gerald Hughes to build that facility in Caldwell at the above location. The CFD has met with Mr. Hughes on two occasions to discuss his preliminary plans for the site. I have reviewed several items of concern that would be addressed during the plan review process. Among those items are: access, addressing, secondary access, required fire flows, fire hydrants, emergency access (lock boxes), fire separation, interior roadways, turning radii, built-in fire protection, control of hazardous substance storage, etc. Douglas Brown Assistant Chief/Fire Marshal RV/ Memorandum To: Joan Holmes From: Gordon Law,City Engineer . Re: SUP-107-00 Mini-Storage @ Cleveland&Laster Date: March 20,2001 The Engineering Department provides the following comments on the referenced special use permit: 1. The proposed mini-storage is currently a vacant lot. Site drainage must comply with the City of Caldwell Storm Water Management Policy. 2. City water and sewer are available at Cleveland and Laster along the west side of Cleveland. Sewer and water service to the site, and any applicable fees,will be reviewed during the Building Permit process. 3. Irrigation water for landscaping should be supplied from non-potable sources. 4. The submitted site plans indicate a 36-ft half right-of-way along Laster Lane. This is acceptable to the Engineering Department. It is recommended that frontage improvements, including curb, gutter, sidewalk, and paving be required along Laster Lane as a condition of the Special Use Permit. 5. The driveway approach indicated on the plans is close to the intersection of Laster and Cleveland. The location of this driveway will be reviewed during the building permit process. 6. Any additional site improvements will be reviewed during the building permit process. Page 1 of 1
