ALLDREDGE July 3,2001 City of Caldwell Steve Hasson, Community Development Director Po Box 1177 Caldwell,Idaho 83605 Dear Mr.Hasson: Thank you for taking the time to meet with me on the PUD#SUP-126-01PUD. I am a property owner near this proposed project and I strongly object to this project for the following reasons: 1. The density is in violation of the City Comprehensive Plan based upon the proposed 20 units per acre,which exceeds the plan by 220 percent. 2. Ingress and egress from the project is inadequate with a single point of entry and exit from the project. Also,I don't believe the width of the entry exit lane would support two way traffic based on an observation of the property. 3. The added traffic and numbers of trips in and out based on eighty-one units would deteriorate the quality of life in the neighborhood. 4. The present zoning allows for 7-9 units per acre with that amount of additional traffic while an increase would be tolerable if the entry and exit issues were resolved. I am opposed to this project as it is currently proposed based on the density and detriment to property values if this project is approved in its current form.
