Special Use Permit for a medical office.
Date: November 19, 2001
The Engineering Department has received the above referenced request for a Special Use
Permit and provides the following comments:
1. The existing property is connected to City sewer and water, but may be subject to
additional connection fees if the proposed use increases demand on the City's sewer
and water systems.
2. Any additional impervious area created by modifications to the existing structure and
grounds must be dealt with in accordance with the City's Storm Water Management
Policy.
3. The existing property has curb and gutter along 10th Avenue only. The installation of
an offset sidewalk will be required along 10th Avenue. Curb, gutter and an offset
sidewalk will also be required along Grant Street in accordance with the City Street
improvement policy.
4. The existing right-of-way is adequate for the existing and proposed uses and the
right-of-way width consistent with existing City policies and ordinances.
5. The existing driveway approach along 10th Avenue should be removed. The
Engineering Department recommends that future parking lot access be from the alley
only.
6. Irrigation water for any and all landscaping shall be obtained from Caldwell Lateral
Irrigation District sources.
