Addition of any new impervious area(paved parking, new structures, etc...) will require treatment of stormwater drainage as specified in the City's Stormwater Management Interim Policy. A copy of this policy is available through the Engineering Department. The owner shall employ a responsible design professional to provide calculations that indicate the assumptions in his stormwater drainage plan comply with the requirements of the stormwater policy. For any off-site discharge,written approval will be required from the agency responsible for the receiving water body. 2. The existing sidewalk is in poor condition. Numerous cracks and uneven surfaces could constitute a hazard to the business patrons and the general public. Seventy five (75) feet of sidewalk fronting Chicago Street shall be replaced. Sidewalk on both adjacent properties has recently been replaced. Existing curb and gutter are in acceptable condition. 3. Parking lot access and driveways are not clearly indicated on the attached site plan. Driveway locations will be subject to review and approval of the Engineering Department. 4. Irrigation water for any and all landscaping shall be obtained from Caldwell Lateral Irrigation District. Service lines exist to the north-west of the property, where the alley between Chicago and Belmont intersects 11th Ave. 5. The existing property is connected to City water and sewer, but may be subject to additional connection fees if the proposed use increases demand on the City's water and sewer systems. 6. Development Plans- Prior to any proposed use or commencing construction, plans must be prepared by the developer's engineer and approved by the City Engineering Department which include the following items: 1 a. Curb, sidewalk, and driveway approach improvements. b. Stormwater facilities (per City Policy) c. Irrigation system details (per Caldwell Lateral Irrigation District requirements). 7. Prior to commencing construction in any dedicated right-of-way, the City Engineering staff is to be notified. This will preferably take place in a pre- construction conference, scheduled by the engineer of record, which will include all appropriate personnel and representatives of all affected utilities. The City Engineering office is to be notified 48 hours in advance of all required inspections. 2
