The Engineering Department provides the following comments concerning a special use permit
request and variance for a planned unit development to construct two rental units on Oak Street
West of Airport Avenue:
1. Provisions are to be made for the disposal of stormwater drainage in accordance with the
City's Stormwater Management Policy. A copy of this policy is available upon request. The
engineer of record is to provide calculations, which indicate that the assumptions in his storm
drainage plan comply with the storm drainage policy.
2. The site has existing curb, gutter, and sidewalk, however, the sidewalk is overgrown with
weeds. Once the sidewalk is cleaned off, this department will make an inspection to
determine if any of the sidewalk needs to be replaced.
3. City water is available in Oak Street and City sewer is available at the back of the lot.
Connection fees for City sewer and water services will be assessed at the time of building
permit issuance.
4. Oak Street currently has 28 feet of right-of-way from centerline, which meets the street
designation as defined in the 2005 Caldwell Urban Boundary and Functional Classification
System map. No additional right-of-way is required.
