Cory Castagneto mini-storage
Date: July 18, 2002
The Engineering Department does not oppose the proposed Special Use Permit and
Zoning Change, and provides the following comments on the proposed development:
1. Development Plans—
Prior to commencing construction,plans must be prepared by the developer's
engineer and approved by the City Engineering Department. These plans will
include the following items:
a. Sidewalk(5-foot width on Florida Ave, 4-foot width on Owyhee Lane)
b. Driveway approach on Florida Ave. frontage
c. Stormwater facilities (per City Policy);
d. Irrigation System(per Canyon Hill Irrigation District requirements)
2. As noted previously, provision is to be made for the disposal of stormwater drainage
in accordance with the City Stormwater Management Policy. A copy of this policy is
available upon request. The engineer of record is to provide calculations that indicate
the assumptions in his stormwater drainage plan comply with the requirements of the
stormwater policy.
3. All water for landscaping and irrigation use to be provided by Canyon Hill Irrigation
District. The municipal water system is dedicated to potable water delivery, and may
not be relied upon for other uses. All irrigation improvements must be approved by
Canyon Hill Irrigation District, and meet their standards and specifications.
4. The driveway approach on Florida Ave. should be located to align with Life Way to
avoid left-turn conflicts.
5. Any construction within the right-of-way shall be by an appropriately licensed public
works contractor.

August 1, 2002 Meeting
The Caldwell Fire Department (CFD) offers the following comments regarding the following cases
to come before the Caldwell Hearing Examiner on August 1, 2002:
Case No: ZON-23-02 and SUP-165-02
Applicant: Cory Castagneto
Project: Mini-storage facility
Location: Generally southwest of Florida Ave. and Owyhee Lane
The CFD does not object to the concept plan presented for this mini-storage facility. However,we
have not been contacted by the Applicant and have numerous questions that the plan submittal does
not answer. Specifically,we need information on the following before we can issue any approval:
the size and square footage of the individual buildings; type of construction; height of the buildings;
the lack of setback from the property line on the west side; the apparent lack of adequate turning
radius for fire apparatus; secondary access; location of existing fire hydrants; a vicinity map
showing adjoining property,roadways and structures; and if there will be 24/7 on-site management.
These will all eventually become issues during the plan review process. Our approval for issuance
of a SUP would be contingent to a full plan review and subject to the answers to the previous
questions.

Dear Joan:
Enclosed please find recent correspondence on the paramedic station. We have
not received a response to our letter dated July 10, 2002 from the engineers as of this
date.
Concerning your case Numbers 20N-23-02 and SUP-165-02 for mini-storage at
southwest corner of Florida Avenue and Owyhee Lane, we had contacted Kim Paddock
of Creative Residential Designs. Mr. Paddock had prepared preliminary plat plan. The
district will need irrigation plans submitted before we can give final approval for this
project.
