Request by Senida Ramos to operate a children's d are-eenter:
Date: August 2, 2002
The Engineering Department has received the above referenced request for a Special Use
Permit and provides the following comments:
1. The existing property is connected to City water, but may be subject to additional
connection fees if the proposed use increases demand on the City's water system.
The need for any additional fees will be reviewed during the building permit
process.
2. The property is not connected to City sewer. Sewer service is available, and the
Engineering Department recommends that the applicant be required to connect
to sewer as outlined in Section 04-05-07(1)C of the City Code. This condition
may be appealed to City Council, reference Section 04-05-07(1)C.1
3. Any additional impervious area created by modifications to the existing structure
and/or grounds must be dealt with in accordance with the City's Storm Water
Management Policy.
4. The Existing right-of-way is adequate for the existing and proposed uses and the
right-of-way width consistent with existing City policies and ordinances.
5. The existing property does not have sidewalk. The applicant will be required to
install a 4' sidewalk or have the option of deferring the installation of a sidewalk
if no other sidewalk exists within 300 feet of the property.

August 15, 2002 Meeting
The Caldwell Fire Department (CFD) offers the following comments regarding the following cases
to come before the Caldwell Planning&Zoning Commission on August 15, 2002:
Case No: SUP-166-02
Applicant: Senida Ramos
Project: Day care center
Location: 4115 S. Idaho Avenue
The CFD has no objection to this special use permit and has conducted a State Fire Marshal fire
and life safety of this residence recently for licensing purposes. The facility passed inspection.
