The existing property is currently connected to City sewer and water services. At the time of building permit issuance a determination shall be made if additional sewer and water use fees shall be assessed. 2e Storm water drainage from any additional impervious area created by modifications to the existing structures and/or grounds, including alley improvements, shall be retained on-site in accordance with the City's Storm Water Management Policy. 3. A Permit To Use Right-Of-Way shall be obtained prior to any construction within City right-of-way. 4. Cleveland Boulevard is a state right-of-way and a permit shall be obtained from the Idaho Transportation Department(ITD) prior to any construction within state right-of-way. 5. Any existing curb, gutter, or sidewalk that is in a state of disrepair shall be replaced as a condition of the Building Permit. There is a 2-3 foot strip of curb and gutter on Cleveland Boulevard that should be replaced. 6. The Engineering Department recommends removing the driveway approach on Cleveland Boulevard that is closest to 13th Avenue as a portion of this approach is located within the 40-foot intersection vision triangle and poses a traffic concern for vehicles on 13th Avenue turning onto Cleveland Boulevard. 7. Irrigation water for any and all landscaping shall be obtained from Caldwell Irrigation Lateral District sources. 1 © llVfl AUG 26 2002 111 DATE: August 23, 2002 TO: Steve Hasson, Community Development Director FROM: Douglas Brown,Assistant Chief/Fire Marshal SUBJECT: Comments for Caldwell Hearing Examiner September 5, 2002 Meeting The Caldwell Fire Department (CFD) offers the following comments regarding the following cases to come before the Caldwell Hearing Examiner on September 5, 2002: Case No: SUP-171-02 Applicant: Hartwell Family Partnership Project: Expansion of office Location: 1220 E. Cleveland Blvd. The CFD does not object to the SUP for this expansion and will address the particulars during the Building Plan Review process. The enlargement of the building may increase fire flow requirements and additional fire hydrants may be required. Case No: SUB-77P-02 Applicant: John Evans Project: Brookfield Subdivision (52 residential units) Location: Vicinity of Kimball Avenue and Amber Street The CFD has met with the Applicant regarding this project and generally discussed our fire protection and life safety concerns. The CFD has no objection to this project and will comment on specific fire hydrant locations, access roadway strategies, review and approval of street names, etc. once a full-scale preliminary plat map is received by the CFD. 1 pA-2--
