Re: Case No. SUP-200-03
Date: November 14, 2003
The Engineering Department provides the following comments concerning a Special Use Permit
request by Brent Johnson for approval to allow a two family dwelling to become conforming in an
R-1 (single family residential) zone.
1. The existing 25-foot one-half width right-of-way along Monte Vista Dr. and Rice Ave.
does not meet current City standards. The applicant will be required to dedicate to the
public an additional 3-foot of right-of-way on both Monte Vista Dr. and Rice Ave. to meet
the current City standards for a "Local/Residential Roadway" which is a 28-foot one-half
width right-of-way.
2. The existing infrastructure along Monte Vista Dr. and Rice Ave. meets City standards.
3. Both domestic water and sanitary sewer are available to the site. The applicant will be
required to connect to City services if not already connected.
4. All traffic control for the project shall meet the requirements of the Manual on Uniform
Traffic Control Devices (M.U.T.C.D.) and the City Engineer. The contractor shall provide
a traffic control plan to the City Engineer for review prior to any construction within the
right-of-way.
5. The applicant will be required to comply with A.C.H.D. (Ada County Highway District)
access spacing and alignment requirements at a minimum.
6. Prior to commencement of construction in any dedicated right-of-way, the City Engineer
staff is to be notified. Appropriate City personnel are to be notified in advance of all
required inspections.
7. Provision is to be made for the disposal of stormwater drainage that may occur from the
addition of impervious surfaces in accordance with the City Stormwater Management
Policy. A copy of this policy is available upon request.
8. Irrigation water for any and all landscaping shall be obtained from applicable Irrigation
District sources. City municipal water may be used if the criteria specified in the
Landscape Ordinance Section 10-07-12 are met.
9. Appropriately licensed public works contractors shall perform all construction of dedicated
facilities.

The Caldwell Fire Department (CFD) offers the following comments regarding the following case
to come before the Caldwell Hearing Examiner on November 26, 2003:

Location: 1410 & 1412 Monte Vista Drive
The Caldwell Fire Department has no objection to this duplex in a R-1 zone.
Case No: ZON-36-03 and SUP-201-03
Applicant: Salvador Morfin
Project: Rezone of M1 to Cl
Location: SE corner of N. 5th Ave. and Belmont Street
The CFD has no problems with this request. Any buildings or uses planned for this site will be
subject to conditions and code compliance during the routine building permit plan review.
Case No: SUB-97P-03
Applicant: The Carrington Company
Project: Carrington Center
Location: generally SE of Ustick Rd. and 10th Avenue
The CFD has no problems with this request and has met with the principals regarding their
proposed use of the site. Any buildings or uses planned for this site will be subject to conditions
and code compliance during the routine building permit plan review. Please note that the address
for Caldwell Fire Station#2 shown on the preliminary plat map is incorrect and should be 724 E.

Dear Ladies and Gentlemen:
Our district recently received information of proposed duplex at 1410 Monte
Vista, Caldwell, Idaho. This property was excluded from our district January 8, 1996.
Therefore no irrigation district water would be available to this property unless new
property owners petitioned our district to have property included back into our district.
