The proposed site is addressed as 317 Happy Day Blvd, Caldwell, Id. Rights-of-Way 1. Cleveland Blvd is classified as a Principal Arterial and State Highway. It appears there is an existing right-of-way of forty-five (45)feet. The applicant shall be required to dedicate as public right-of-way an additional five (5)feet for a fifty (50)foot one half width right-of-way total to meet City of Caldwell requirements. In addition the applicant will be required to submit for review and comply with any requirements or concerns required by the Idaho Transportation Department independent of city requirements except that the strictest conditions shall apply. 2. Timbre Dr. is classified as a Local Street. It appears there is an existing one half width right-of- way of twenty-five (25) feet. The applicant shall be required to dedicate as public right-of-way an additional three (3)feet for a twenty-eight (28) foot one half width right-of-way total to meet City of Caldwell requirements. 3. Happy Day Blvd. is classified as a Local Street. It appears there is an existing right-of-way thirty-five (35) feet. Additional right-of-way is not required at this time. 4. Laster Lane. is classified as a Local Street. It appears there is an existing right-of-way thirty (30) feet. Additional right-of-way is not required at this time. Street 1. The applicant does not propose additional access at this time. 2. The subject parcel currently has sufficient curb, gutter and sidewalk along the Cleveland Blvd.frontage. The City does not require any additional improvements along the Cleveland Blvd frontage at this time. 3. The subject parcel currently has sufficient curb, gutter and sidewalk along the Laster Lane frontage. The City does not require any additional improvements along the Laster Lane frontage at this time. Page 1 of 2 4. The subject parcel currently has curb, gutter and sidewalk along the Happy Day Blvd. frontage. Some sections of sidewalk are in disrepair and deemed a safety hazard ( 5' Section approximately 20 ' north of the southerly property line and a 5' section approximately 50' north of the southerly property line).. The applicant shall remove said sidewalk sections and replace to City standards. 5. The subject parcel currently has sufficient curb, gutter and sidewalk along the Timbre Drive. frontage. The City does not require any additional improvements along the Timbre Drive frontage at this time. Sewer&Water 1. The applicant is currently connected to both sewer and water. Irrigation 1. Irrigation water for any and all landscaping shall be obtained from applicable Irrigation District sources. City municipal water may be used only if the criteria specified in the Landscape Ordinance Section 10-07-12 are met. General 1. Construction of facilities to be dedicated and/or within public right-of-way shall be performed by an appropriately licensed public works contractor and constructed to City of Caldwell specifications. 2. Prior to commencement of construction in any dedicated right-of-way, or construction of any improvement intended for dedication to the City or connected to a City facility, the City Engineering staff is to be notified. This preferably will take place in a pre-construction conference scheduled by the engineer of record in which all appropriate personnel and utilities are present. Appropriate City personnel are to be notified in advance of all testing (including compaction, pressure and coliform, etc.) and given opportunity to be present during conduct of the testing. The engineer of record or his designated representative is to witness all tests and a log of inspection visits and testing results is to be kept by the engineer of record or his representative.
