HomeMy WebLinkAbout03 Public Agency I PUBLIC AGENCY ITEM DATE SUBMITTED BY Memorandum To: Jarom Wagoner, Senior Planner From: Robb MacDonald, City Engineer Re: SUP-15-05 (Los Portales Night Club) Date: April 29, 2015 The Engineering Department provides the following comments on a request by Juan Garcia/Los Portales Night Club for a special use permit to operate a night club/event center within the C-3 Zone. The subject property is located at 301 S. 34th Avenue in Caldwell, Idaho. Rights-of-Way 1. Blaine St. and 34th Ave (both of which are adjacent to the site) are local Streets. No additional right-of-way is required for either EXCEPT for what is needed to cover the proposed sidewalk along both frontages (as discussed below). Street 1. The applicant is required to construct 5' wide sidewalk on the frontage of the property on both 34th ave and Blaine St. and to repair and/or replace all curb, cutter and driveway entrances to meet current City standards. All sidewalk routes shall meet all ADA accessibility design slope standards after construction to receive City approval. The adjacent half street section of Blaine shall be constructed and paved in accordance with City standards and specifications. All construction plans shall be reviewed and approved by the City prior to any construction work. Storm Water 1. All site improvements subject to storm water shall be in compliance with the City of Caldwell storm water manual. Sewer&Water 1. The applicant is currently connected to City sewer and water. Irrigation 1. Irrigation water for any and all landscaping shall be obtained from applicable Irrigation District sources. City municipal water may be used only if the criteria specified in the Landscape Ordinance Section 10-07-12 are met. Page 1 of 2 �- 1 General 1. Prior to commencement of construction in any dedicated right-of-way, or construction of any improvement intended for dedication to the City or connected to a City facility, the City Engineering staff is to be notified. This preferably will take place in a pre-construction conference scheduled by the engineer of record in which all appropriate personnel and utilities Appropriate City personnel are to be notified in advance of all required inspections. 2. Appropriately licensed public works contractors shall perform all construction within public right-of-way. 3. All traffic control for the project shall meet the requirements of the Manual on Uniform Traffic Control Devices (M.U.T.C.D.) and the City Engineer. The contractor shall provide a traffic control plan to the City Engineer for review and secure an appropriate right-of-way permit prior to any construction within the right-of-way. Page 2 of 2
