The subject property is located at 2223 Rice Avenue in Caldwell, Idaho. Right-of-Way 1. Rice Ave is a non-classified residential street with an existing twenty-five (25)foot one-half- width right-of-way fronting the subject parcel. Additional right-of-way will not be required at this time. 2. Tyler Street is a non-classified residential street with an existing twenty(20)foot one-half-width right-of-way fronting the subject parcel. Additional right-of-way will not be required at this time. Street Improvements 1. Currently curb and gutter are in place on the subject properties Rice Avenue frontage. Any portions of said curb & gutter deemed to be in disrepair by the City shall be removed and replaced to meet City standards. 2. Currently existing curb & gutter is not in place on the subject properties Tyler Street frontage. The applicant shall construct curb and gutter along the entire length of said frontage. 3. All sidewalks, pedestrian ramps and driveway approaches, new or existing, within the public right-of-way shall be improved to meet those requirements specified in the United States Access Board's Proposed Accessibility Guidelines for Pedestrian Facilities in the Public Right- of-Way, I.S.P.W.C. (2015 edition) and City of Caldwell Supplemental Specifications to the 2015 I.S.P.W.C.. When in conflict the more restrictive specifications shall apply. 4. The applicant is eligible to be included in the City's concrete L.I.D. to construct said frontage improvements. Sewer 1. Sewer is available from an 8" line along the subject parcels back lot line. The proposed ADU shall be individually connected. Additional connection fees will be due at the time of connection. Water Page 1 of 2 re\- 1 1. Water is available from a 1" line in Tyler Street. The proposed ADU shall be individually connected and metered. Additional connection fees will be due at the time of connection. General 1. Work within the right-of-way shall be performed by an appropriately public works licensed contractor. 2. Prior to commencement of construction in any dedicated right-of-way, the City Engineer staff is to be notified. Appropriate City personnel are to be notified in advance of all required inspections. 3. All traffic control for the project shall meet the requirements of the 2009 Manual on Uniform Traffic Control Devices (M.U.T.C.D.) and the City Engineer. The contractor shall provide a traffic control plan to the City Engineer for review prior to any construction within the right-of- way. Page 2 of 2 , /
