Fire Prevention Division 1� 310 S 7th Ave, Caldwell ID 83605 FIRE - RESCUE Phone 208-455-3032 Fax 208-455-3014 01/06/2016 RE: Case Number SUP-15-17 Spring ridge Assisted Living Facility Special Use Case Number ZON-15-08 Spring Ridge Assisted Living Facility Rezone The request to operate an assisted living facility with up to 16 residences within an R-2 zone and occupancy classification per the International Fire Codes as an R4 use, an automatic Sprinkler system shall be installed in accordance with section 903.3 of the IFC. 903.2.8.1 R-3 or R-4 congregate residences. An automatic sprinkler system installed in accordance with section 903.1.3 shall be permitted in group R-3 or R-4 congregate living facilities with 16 or fewer residences, which allows this group to use NFPA 13D system. Manual fire alarm system is required for this facility at an approved location. Automatic smoke detection system is required at sleeping areas, waiting areas open to corridors, non sleeping areas, habitable spaces and kitchens. All fire alarms and fire sprinkler notification shall be monitored by a UL listed monitoring company. Fire alarm and Fire Sprinkler plans shall be submitted to the Caldwell Fire Marshal for review and approval prior to installation. Key Boxes: Where access to or within a structure or an area is restricted because of secured openings or where immediate access is necessary for life saving or fire fighting purposes, the fire code official is authorized to require a key box to be installed in an approved location. This facility requires a Knox box key box. Contact the Caldwell Fire marshal for location of box on the structure. Contact knoxbox.com to order. The approved box would be a 3200 series. Address Identification. New and existing buildings shall have approved address numbers, building numbers or approved building identification placed in a position that is plainly legible and visible from the street or road fronting the property. Please submit address design the Fire Marshal's office for review and approval prior to installation. Street naming shall be reviewed and approved by the fire Marshal's office prior to installation. Any changes in parking or access at or around the structure shall be submitted for review prior to change. Onsite parking has specific driveway details and requirements with a maximum access width of 40' . In addition, excessive vehicle traffic backing into the roadway/travel lane is not typical to this residential area and may present a traffic hazard. - 5' wide sidewalk will be required along the frontage of both parcels and driveway reconfiguration ensuring an ADA accessible route.
