This letter serves as our agreement for appraisal n�Lrvices relating to the above referenced property. The subject is
a proposed mixed-use commercial project to include a movie theater and restaurant/retail uses. The subject site
is currently improved with older buildings which will be razed upon development.
The purpose of this appraisal is to provide an opinion Fair Re-Use Value for the site based on the proposed use-
Caldwell East Urban Renewal Agency is the client in this assignment. The intended use is to provide a basis for
negotiating a sale of the land subject to the specific development proposal. The intended users of this report
include client and any duly appointed representatives of the client,specifically authorized by the client to vi-'
or use this appraisal in accordance with the stated purpose or function. —
The report is presented in appraisal report format. It presents a condensed discussion of the pertinent data
gathered,the techniques employed and the reasoning leading to our value opinions. The depth of the discussion
contained in this report is specific to the needs of the client and the intended use
The fee will be$5,800. Please have the person(s) responsible for payment acknowledge the intent for payment by
signing this engagement letter. Delivery of the report will be no later than four to five weeks from the dote we
receive the signed engagement letter. Moe Therrien, yWAL and Jeff Vance, MxI, will collaborate on the appraisal
and cosign the report.
