AN ORDINANCE E DETERMININ THAT CERTAIN LAND LAYS WITHIN THE CITY LIMITS of THE
CITY of CALDWELL, COUNTY of CANYON, STATE of IDAHO, AND THAT SAID LANDS SHOULD
BE REZONED OC ED To THE m-'I (LIGHT INDUSTRIAL) ZONE; DETERMINING THAT SAID CHANGE IN
ZONING IS IN THE BEST INTEREST OF THE CITY of C LD IIELL, CANYON COUNTY, IDAHO;
DIRECTING TIN THE CITY ENGINEER AND PLANNING AND ZONING DIRECTOR To AMEND SAID
PROPERTY T ON THE OFFICIAL MAPS of THE CITY of C LD ELL, IDAHO; AND REPEALING LIN ALL
ORDINANCES, RESOLUTIONS, ORDERS OR PANTS THEREOF IN CONFLICT HEREWITH.

BE IT ORDAINED, BY THE MAYOR AND CITY COUNCIL of THE CITY of CALD IIELL, COUNTY of
CANYON, STATE of IDAHO:
Section 1. That the Caldwell City Council, upon recommendation of the Caldwell Hearing Examiner and
following the public notice and hearing procedures as required in Section 10-03-03, Caldwell Municipal
Code, approved Case No. Z -1 -o (All Parts Brokers Rezone)one) at a public hearing held June 15r ,
2015.
Section 2. The parcel is contiguous to the City of Caldwell, Idaho and the applicant has requested that
said following described property should be rezoned to M-1 (Light industrial) zone:
Eased on a deed recorded in Canyon County, Idaho as Instrument No. 2014-040768 and being a part of
the NW 1/4 NE 1 of Section 35, Township 4 North, Flange 3 Idlest, Boise, meridian, Caldwell, Canyon
County, Idaho, more particularly described as follows-
COMMENCING at the Slid corner of said NW 1 NE 1 (CN 1/16 Corner); thence North O'l3,0o" West,
641.04 feet to a paint on the northeasterly right-of-war of Cleveland Boulevard; thence South 46053'16"
East, 771.29 feet along said northeasterly right-of-way of Cleveland Boulevard to the POINT of
BEGINNING; thence continuing South 46053'16" East, 159.04 feet along said northeasterly right-of-way
of Cleveland Boulevard to a point on the southerly boundary of said NW 1 NE 1/4; thence North 89033"40"
East, 399.01 feet along said southerly boundary of the NW 1/4 NE ; thence North 43'07'30" East, 56.97
feet to a point on the southwesterly r right-of-wa of Blaine Street; thence North 46052}30}' West, 448.23
feet along said southwesterly right-of-way of Blaine Street; thence South 43'07'30" West, 332.05 feet to
the POINT of BEGINNING. Containing 2. 0 acres, more or less.
Section 3. That the City Engineer and the Planning and Zoning Director of the City of Caldwell, Idaho,
are hereby instructed to so designate the same above described property on the official zoning map and
other area maps of the City of Caldwell, Idaho as -1 (Light Industrial).
Section 4. All ordinances, resolutions, orders or parts thereof in conflict herewith are hereby repealed,
rescinded and annulled.
Section 5. This ordinance shall be in full force and in effect from and after its passage, approval and
publication, according to laver.

NOTICE OF ADOPTION AND SUMMARY OF
ORDINANCE NO. 2999
REGARDING DIN ZONE DESIGNATION
F CERTAIN PROPERTY
This ordinance provides for the rezone of a parcel of land in the City of Caldwell as -1 (Light Industrial).
Based on a deed recorded in Canyon County, Idaho as Instrument No. 2014-040768 and being a part of
the NW E 1 of Section 35, Township 4 North, Range 3 West, Boise, Meridian, Caldwell, Canyon
County, Idaho, more particularly described as follows:
COMMENCING at the SW corner of said NW 1 N E 1 CN 1/16 Corner); thence North O'l ,00" W est:
641.04 feet to a point on the northeasterly right-of-way of Cleveland Boulevard; thence South 46'53'16"
East, 771,29 feet along said northeasterly right-of-way of Cleveland Boulevard to the POINT of
BEGINNING; theme continuing South 46"53'16" East, 159.04 feet along said northeasterly right-of-way
of Cleveland Boulevard to a point on the southerly boundary of said NW 1/4N E 1/4; thence North 89°38'40"
East, 399.01 feet along said southerly boundary of the NW 1 NE } thence North 43'07'30" East: 58.97
feet to a point on the southwesterly right-of-gray of Blaine Street; thence North 46"52'30" 1Jest, 448.23
feet along said southwesterly right-of-way of Blaine Street; thence South 43°07'30" West, 332.08 feet to
the POINT of BEGINNING. Containing 2. 0 acres, more or less.
The Ordinance includes a provision to amend the official maps of the City by designating the above-
described property as M-1 and providing an effective date, which shall be when published in the Idaho
Press Tribune on the 22nd day of June 2015. ordinance N . 2999 was passed by the Council and
approved by the Mayor on the 151h day of June 2015. The full tent of the Ordinance is available at
Caldwell City Hall, 411 Blaine Street, Caldwell, Idaho. The Mayor and City Council approved the
foregoing summary for publication pursuant to Idaho Code 0-901 A on the 15 r"day of June 2015.
