CALDWELL URBAN RENEWAL AGENCY

A workshop for the Caldwell Urban Renewal Agency was held May 12, 2009 at 3:OOpm
in the Conference Room at Caldwell City Hall Administrative Offices with Chairman
E1Jay Waite presiding.
Present: E1Jay Waite, Mayor Garrett Nancolas, Steve Rule and Leona Fouts.
Guests: Chris Yamamoto, Jack Coonce, Jeremy Malone
The workshop was scheduled to openly discuss financial options for the Oppenheimer
proposal for partnership in the development of a three - story, 32,000 sq ft building in
downtown Caldwell to house the Veterans Administration and TVCC.
Jack Coonce presented the following:
• Aerial map of the proposed site with building & parking layouts
• Estimated costs for land, demolition, building, and parking
• Estimated cost comparisons for downtown vs CEURA land
Jack further noted that the VA will be awarding the bid in late June, and the building will
be LEEDS certified at the Silver level.
Discussion ensued regarding parking, FEMA and financing options.
It was the consensus of the group that the project addresses blight, infrastructure and
urban development. It meets all criteria and fits the intent, purpose and spirit of the urban
renewal law to a "T ". CEURA commissioners expressed support of the project and their
intent to participate in the project. All parties are awaiting the FEMA flood mapping and
the award of the VA construction bid.
