ORDINANCE NO. 2933
AN ORDINANCE DETERMINING THAT CERTAIN LAND LAYS WITHIN THE CITY LIMITS OF THE
CITY OF CALDWELL, COUNTY OF CANYON, STATE OF IDAHO, AND THAT SAID LANDS SHOULD
BE REZONED TO THE M -1 (LIGHT INDUSTRIAL) ZONE; DETERMINING THAT'SAID CHANGE IN
ZONING IS IN THE BEST INTEREST OF THE CITY OF CALDWELL, CANYON IDAHO;
DIRECTING THE CITY ENGINEER AND PLANNING AND ZONING DIRECTOR�:`TO AMEND SAID
PROPERTY ON THE OFFICIAL MAPS OF THE CITY OF CALDWELL, IDAHO; AND REPEALING ALL
ORDINANCES, RESOLUTIONS, ORDERS OR PARTS THEREOF IN CONFLICT HEREWITH.
BE IT ORDAINED, BY THE MAYOR AND CITY COUNCIL OF THE CITY OF CALDWELL, COUNTY OF
CANYON, STATE OF IDAHO:
Section 1. That the Caldwell City Council, upon recommendation of the Caldwell Planning and Zoning
Commission and following the public notice and hearing procedures as required in. Section 10- 03 -03,
Caldwell Municipal Code, approved Case No. ZON -87 -13 (Andy Lane Rezone) at a hearing held
July 15, 2013.
Section 2. The parcel is contiguous to the City of Caldwell, Idaho and the applicant has requested that
said following described property should be rezoned to M -1 (Light Industrial) zone:
A part of the NE' /4 NE %, Section 26, Township 4 North, Range 3 West, Boise Meridian, Canyon County,
Idaho, and including a part of Lots 15 and 16, CITY VIEW TRACTS, Canyon County, Idaho, according to
the plat filed in Book 1 of Plats, Page 9, records of said County, more particularly described as follows:
COMMENCING at the NE corner of said NE Y4 NE %; thence South 0 °11'00" East 1275.41 feet along the
East boundary of said NE '/ NE '/4; thence South 89 0 28'22" West 909.32 feet parallel with and 50 feet
north of the South boundary of said NE Y NE Y4 to a point on the easterly right -of -way boundary of
Interstate 84; thence North 21 West, 243.74 feet to the POINT OF BEGINNING; thence continuing
North 21 0 08'43" West, 423.35 feet along said easterly right -of -way boundary of Interstate 84; thence
North 89 °25'51" East, 239.77 feet along the North boundary of said Lots 15 and 16 to a point on the
centerline of the Caldwell High Line Canal; thence traversing the centerline of said.Caldwell High Line
Canal as follows: South 79 0 27'25" East, 90.79 feet; thence North 75 °38'25" East, 163.79 feet; thence
South 34 0 45'15" East, 319.91 feet; thence South 15 0 10'35" East, 74.55 feet; thence leaving the centerline
of said Caldwell High Line Canal South 80 °51'12" West, 543.77 feet to the POINT OF BEGINNING.
The above described re -zone contains 4.48 acres, more or less.
Section 3. That the City Engineer and the Planning and Zoning Director of the City of Caldwell, Idaho,
are hereby instructed to so designate the same above described property on the official zoning map and
other area maps of the City of Caldwell, Idaho as M -1 (Light Industrial).
Section 4. All ordinances, resolutions, orders or parts thereof in conflict herewith are hereby repealed,
rescinded and annulled.
Section 5. This ordinance shall be in full force and in effect from and after its passage, approval and
publication, according to law.

NOTICE OF ADOPTION AND SUMMARY OF
ORDINANCE NO, 2933
REGARDING ZONE DESIGNATION
OF CERTAIN PROPERTY
This ordinance provides for the rezone of a parcel of land in the City of Caldwell as M =1 (Light Industrial).
A part of the NE % NE %, Section 26, Township 4 North, Range 3 West, Boise Meridian, Canyon County,
Idaho, and including a part of Lots 15 and 16, CITY VIEW TRACTS, Canyon County; 'Idaho, according to
the plat filed in Book 1 of Plats, Page 9, records of said County, more particularly described as follows:

The above described re -zone contains 4.48 acres, more or less.
The Ordinance includes a provision to amend the official maps of the City by designating the above -
described property as M -1 (Light Industrial) and providing an effective date, which shall be when
published in the Idaho Press Tribune on the 26 day of August 2013. Ordinance No. 2933 was passed
by the Council and approved by the Mayor on the 19 h day of August 2013. The full text of the Ordinance
is available at Caldwell City Hall, 411 Blaine Street, Caldwell, Idaho. The Mayor and City Council
approved the foregoing summary for publication pursuant to Idaho Code 50 -901A on the 19 day of
August 2013.
