CALDWELL PUBLIC HEARING BEFORE HEARING EXAMINER
MINUTES
May 24, 2005
1. Call to Order — Hearing Examiner, M. Jerome Mapp, opened the meeting for the
public hearing at 7:00 p.m.
II. Review of Proceedings — Mr. Jerome Mapp outlined the procedures for the
public hearing.
Members Present: Debbie Geyer (Specialist), Jacqueline Hernandez (Planning '
Tech), and (Associate Planner), and Scott Woods (Engineering.)
III. Old Business
IV. Hearings —
A. Case No. SUB-96P(E)-03 - a request by A& A Development, Inc., for a one-
year extension of the preliminary plat of Quail Ridge Subdivision granted by
City Council on May 17, 2004. The subdivision consists of 99 residential lots
and 7 common lots within 42.08 acres of the site zoned R-1 (Single-Family
Residential). The site abuts Montana Avenue on the east side, lies generally
south of the future Moss Lane and is located approximately 1,800 feet north of
Karcher Road.
Testimony:
Debbie Geyer, Specialist, presented the staff report.
Steve Amar, Applicant, testified in favor.
Akemi Wells, ApplicanYs Representative, testified in favor.
Laren Bailey, ApplicanYs Representative, testified in favor.
Public testimony closed — Mr. Mapp closed public testimony.
NOTE: See order of Decision for complete testimony or contact Community
Development Department for audio tapes of the hearing.
Findings of Fact on Case No. SUB-96P(E)-03: The Hearing Examiner
accepted the general facts as outlined in the staff report, public testimony, and
Exhibit PZ-1000 (plat map presented by Laren Bailey, W.H. Pacific) as a part of
the Findings.
Conclusions of Law on Case No. SUB-96P(E)-03: The Hearing Examiner
accepted the Conclusions of Law as outlined in the staff report.

Order of Decision on Case No. SUB-96P(E)-03: The Hearing Examiner
approved Case No. SUB-96P(E)-03 with the conditions outlined in the staff
report.
