ORDINANCE NO. 1887
AN ORDINANCE TO AMEND TITLE VI, CHAPTER 3, SECTION 1(C),
TITLE VI, CHAPTER 1, SECTION 4(C) AND TITLE VI, CHAPTER 2,
SECTION 1, TABLE 2 OF THE MUNICIPAL CODE OF THE CITY OF
CALDWELL, COUNTY OF CANYON, STATE OF IDAHO, PERTAINING TO
DEVELOPMENT ON EXISTING CONFORMING AND NON CONFORMING
PARCELS OF RECORD: REPEALING ALL ORDINANCES, RESOLUTIONS,
ORDERS, AND PARTS THEREOF IN CONFLICT HEREWITH.
BE IT ORDAINED by the Mayor and Council of the City of
Caldwell, Idaho, County of Canyon, State of Idaho:
Section 1. That Title VI, Chapter 3, Section 1(C), of the
Municipal Code of the City of Caldwell, County of Canyon, State
of Idaho, shall be amended by deleting certain language as
follows:

language as follows:
Lots of Record: For the purpose of insuring orderly
development and to provide adequate access for fire fighting
no residence shall be erected or moved onto any lot,
equipment and other services to all buildings,/ tract or
parcel of land in any district unless said lot, tract or
parcel of land has the following:

1. Corner Lot: A minimum of seventy five feet (75' ) of
public right -of -way frontage on at least one of the
streets giving frontage to the corner lot.
2. Interior Lot: A minimum of fifty feet (5 of public
right -of -way frontage at the front of property line.
3. Cul -De -Sac or "Pie" shaped Lot: A minimum of sixty feet
(60 of frontage at the building setback line.
Any single lot or i)arcel of land which was of record in the
Office of the Recorder of Canyon County, Idaho, at the time
of the adoption of this Title, but does not meet the

requirements of the zoning district in which it is located
for minimum lot wid frontage and area, as specified in
Section 6 -22 -1; Table 2 of the Zoning Title, may be utilized
if all other requirements of this Title are met.
Section 3. That Title VI, Chapter 2, Section 1, Table 2, of
the Municipal Code of the City of Caldwell, County of Canyon,
State of Idaho, shall be amended by adding certain language as
follows:

Section 3. A11 Ordinances or parts
inconsistent herewith are hereby repealed.
Section 4. This Ordinance shall be in full
from and after its passage, approval and publica
law.
