ORDINANCE NO, U5.3
AN ORDINANCE TO AMEND TITLE VI, CHAPTER 1, SECTION 4 (A), OF THE
MUNICIPAL OF THE CITY OF CALDWELL, COUNTY OF CANYON, STATE OF
IDAHO, PERTAINING TO ZONING DISTRICTS AND PURPOSE STATEMENT BY
ADDING CERTAIN LANGUAGE IN THE R -3 MULTIPLE- FAMILY HIGH DENSITY
RESIDENTIAL ZONE REGARDING THE ESTABLISHMENT OF SUB - ZONES:
REPEALING ALL ORDINANCES, RESOLUTIONS, ORDERS AND PARTS THEREOF
IN CONFLICT HEREWITH.
BE IT ORDAINED by the Mayor and Council of the City of Caldwell,
Idaho, County of Canyon, State of Idaho:
Section 1. That Title VI, Chapter 1, Section 4 (A), of the
Municipal Code of the City of Caldwell, County of Canyon, State
of Idaho, shall be amended by adding certain language in Section
4 (A) as follows:
R -3 MULTIPLE FAMILY HIGH DENSITY RESIDENTIAL: The purpose of the
R -3 (Multiple- Family Residential) Zone is to provide areas by
zoning procedures and in accordance with the Comprehensive Plan
for medium to high density residential development. This type of
zoning pattern is intended to provide transition or buffer areas
between commercial uses and less intense activities and to
provide places for higher density uses in selected places of the
City's neighborhoods and communities. Sub -zone classifications
have been created within the R -3 zone to define maximum limits of
residential density as a means to provide a greater degree of
development predictability regarding traffic generation,
availability of City services and land use compatibility. With
the exception of dwelling unit density, the requirements for the
parent R -3 zone shall apply to the respective sub - zones.
1. R -3 -15 - MULTIPLE FAMILY HIGH DENSITY RESIDENTIAL; LOW -
MEDIUM RANGE; 10 TO 15 DWELLING UNITS PER ACRE.
2. R -3 -20 - MULTI- FAMILY HIGH DENSITY RESIDENTIAL; MEDIUM
RANGE; 10 TO 20 DWELLING UNITS PER ACRE.

Section 2. All ordinances or parts of ordinances inconsistent
herewith are hereby repealed.
Section 3. This ordinance shall be in full force and effect
from and after its passage, approval, and publication according
to law.
