ORDINANCE.. NO. 1638
AN ORDINANCE AMENDING TITLE VI, CIIAPTER 2, SECTION 2.1 OF THE
MUNICIPAL CODE OF THE CITY OF CALDWELL, STATE OF' IDAHO, BY PRO-
VIDING A CHANCE IPA THE LAND USE SCHEDULE, TABLE 1, OF THE ZONING
REGULATIONS TO ALLOW MANUFACTURED HOUSING TO BE INCLUDED AS SINGLE
FAMILY RESIDENCES; AND AMENDING TITLE VI, CIIAPTER 5, SECTION 4 OF
SAID MUNICIPAL CODE BY ADDING A DEFINITION FOR MANUFACTURED HOUSING;
REPEALING ALL ORDINANCES, RESOLUTIONS, ORDERS OR PARTS THEREOF IN
CONFLICT HEREWITH.
BE IT ORDAINED BY THE MAYOR AND COUNCTL OF TIIE CITY OF CALD-
WELL, COUNTY OF CANYON, STATE OF IDAHO:
Section 1. That Title VI, Chapter 2, Section 2.1, Table 1,
Land Use Schedule, Residential, of the Municipal Code of the City
of Caldwell, Idaho, be amended as follows:

Section 2. That Title VI, Chapter 5, Section 4, Definitions, of
the Municipal Code of the City of Caldwell, Idaho, be amended by
inserting the following definition for manufactured home between
the definitions for LOT WIDTH and MOBILE HOME:

permane residential dwelling. Manufactured
home owners o r purchasers shall own or be pur
cha sing the land upon which their home is to be
placed. Said owner or purchaser shall record
with th C ounty Recorder a nonrevocable opt
de claring the ma nufactured home as real propert
Development standards for a manu home on
an indiv lot are as fo llows: +
1. Shall be multi - sectional and shall be at least
20 feet wide, with a minimum floor area of
00 squar feet per section
2. Shall have a non - metallic, wood shake or
ash s hingle r oof with a mini slope of
16 :12) and a minimum °f eave
3. Shall have horizontal aluminum, simulated
wood o r_woo d siding, or siding which is com
parable to standard site built siding materials
4. Shall have a foundation facia that is similar
in appearance and durability to the concrete
fo o r other foundati systems compara
ble with site -built dwellings in accordance
wi th the U Building Code and approved
the Buildin Official. It shall surround
th ent p erimeter of the structure and com
pletely enclose the s2 ace between the siding
and the finished grade. Foundation facia shall
be installed within 30 days after placement
of manufactured home.
5. Sha be permanently affixed i accordance
with the manufacturer's specifications, with
th runnin gear and towing hitch removed
and set upon a foundation base having an an
choring system that is totally concealed under
the structure.
6. Shall obtai a building permit and supply the
Build Official with a set of th manufac
turer's blocking and anchoring requirements
to insure that the manufactured home is assem
bled on -site to standards regulating the an
choring of the structure to its foundation
and oth bu ilding requirements
Section 3. All ordinances or parts of ordinances inconsistent
herewith are hereby repealed.
Section 4. This ordinance shall be in full force and effect from
and after its passage, approval and publication according to law.
