ORDINANCE NO. 1415
AN ORDINANCE DEFINING A GEOGRAPHICAL AREA OF CITY IMPACT: IDENTIFYING
THE COMPREHENSIVE PLAN THAT SHALL APPLY WITHIN THE UNINCORPORATED POR-
TION OF CANYON COUNTY: IDENTIFYING THE ZONING AND SUBDIVISION ORDINANCES
THAT SHALL APPLY WITHIN THE UNINCORPORATED PORTION OF CANYON COUNTY:
AND ESTABLISHING AN EFFECTIVE DATE. PURSUANT TO SECTION 67 -6526, IDAHO
CODE.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CALDWELL,
Section 1. PURPOSE
The purpose of establishing an area of city impact is to
identify a logical urban fringe area adjoining the City of Caldwell,
Idaho. The urban fringe area is realizing, or will realize, develop-
ment pressure that must be planned for in an orderly manner. Section
67 -6525, Idaho Code, requires that cities and counties negotiate an
area of city impact.
Section 2. CONSIDERATION
The following factors were considered by the planning
commission and the City Council in the establishment of an area of
city impact:
(1) Trade area;
(2) Geographic factors; and
(3) Areas that can reasonably be expected to be
annexed to the city in the future.
Section 3. GEOGRAPHIC AREA OF CITY IMPACT
The officially adopted geographic area of city impact
is shown on the attached map entitled, "Area of City Impact for the
City of Caldwell, Idaho."
Section 4. COMPREHENSIVE PLAN
The comprehensive plan and subsequent amendments thereto
as officially adopted by the City of Caldwell, Idaho, shall apply to
the area of city impact within the unincorporated area of Canyon
County, Idaho.
Section 5. ZONING AND SUBDIVISION ORDINANCES
The zoning and subdivision ordinances and subsequent

amendments thereto as officially adopted by the City of Caldwell,
Idaho, shall apply to the area of city impact within the unincorporated
area of Canyon County, Idaho.
Section 6. EFFECTIVE DATE
The Ordinance shall be in force and effect the 1st
day of Ma rch , 1977.
