Final Plat Narrative for Project: Shadow Glen Commercial Subdivision
The proposed subdivision of Shadow Glen Commercial Subdivision is to split the 1.52 acre lot into four
equally sized lots for four commercial offices. Access to the site will be provided via a shared driveway
from Shadow Glen Drive. A cross-access and cross-parking easement has been established across all four
lots to ensure internal vehicular and pedestrian circulation.
The site has access to all needed public utilities and services with established easements so that all four
lots to maintain service continuity across the development.
The proposed subdivision is consistent with the existing zoning and surrounding land uses. The division
of this lot will promote commercial development in accordance with the city’s Comprehensive Plan,
contributing to the economic vitality of the area while preserving access, utility service and site
functionality.
