We live at 107 Appalachian st. We believe that rezoning this parcel would be detrimental to Caldwell’s growth . Caldwell
is a growing community with the need for commercial growth as well as housing but once this property is given to more
developers building housing ,which is currently happening everywhere you look ! It’s GONE forever ! if approved it is our
opinion that the commercial would take a backseat to ge ng the housing development under way! I know the
developers always say with housing first the commercial will follow? We strongly disagree! There IS already the need for
community commercial in this area of Caldwell ! The preliminary plot plan is calling for approximately 9 units per acre .
The exis ng subdivision on the south boundary of this proposed development is roughly 3 units per acre!! Our property
spans 160 . On our north boundary to this property that would put about 4 units spanning our back yard fence line with
a retail value of around a 1/4 million dollars less than our property value which would (I’m not a real estate broker but )
affect our property values drama cally! The plan that was shown to us at the ini al mee ng with ALC architects has a
city street dead ending at our back yard fence ! Not only would this be unprecedented in Caldwell but a serious safety
issue that scares us to death ! I would not feel safe for my safety or the safety my kids or grandkids while being in the
back yard !!! WE love Caldwell and would like to see the already exis ng residents to enjoy though ul and realis c
business development in this area instead of the developers that are building as much high density housing
developments that you allow them to with li le or no regard to the REAL needs of the exis ng residents . Thank you in
