Dear Mayor and City Councilmembers,
Ambrosia Subdivision seems like a fairly reasonable proposal, but please consider the following
concerns:
The Hearing Examiner turned this proposal down because it left no transitional buffer into the
Cumberland Estates homes. These structures only have a 15-foot setback from the property line, and the
existing homes on the north end of Cumberland would appreciate it if newbuilds sharing their fence lines
were restricted to single story structures, with heights similar to the homes in Cumberland Estates.
It would be nice to have a development agreement on the whole subdivision plan, as we know that once
the zoning changes to R-2, many other uses are permitted.
Caldwell needs commercial development. This land was earmarked for such use under the Nancolas
administration, and is ideally located for accessibility near the corner of two key corridors. It is also one
of the last available parcels for such use in the midst of several established and upcoming
neighborhoods. Is it possible to require that the commercial portions of the property be built first to
ensure that they actually happen? It would be great to see the intended commercial purpose
prioritized on this site.
In the Caldwell Comprehensive Plan, much of Ustick is designated as a Community Center Placetype
(p.36), "...a low-to-mid intensity commercial place type that focuses on creating a destination for
residents". Yet, all along Ustick is a plethora of housing with very little commercial development to serve
the neighborhoods. Requiring the commercial portions to place their infrastructure and landscaping first
may encourage them to follow through with their stated plan.
Finally, I'm not seeing much parking on the subdivision plat. Please ensure there is adequate parking so
stray cars don't spill over into area streets and neighborhoods.
