The Planning and Zoning Division is requesting additional information be provided for each land use case as requested by the Mayor and City Council.
SUBJECT: Ambrosa
REQUEST SUMMARY: The applicant, ALC Architecture, on behalf of Bennett Forest Industries INC., is requesting a rezone of a portion of parcel R3258200000, from C-2 to R-2, as well as
approval of a preliminary plat for Ambrosia Subdivision, a mixed use subdivision with 8.42 acres of commercial fronting on Ustick Rd. and S. 10th Ave. The subdivision will also include
5.03 acres of single family residential (52 single family detached lots) with a density of 8.6 units per acre. The subject site is located on the south side of E. Ustick Rd., approximately
275 feet west of the intersection with S. 10th Ave.

Currently the city of Caldwell keeps a 1.2 sworn personnel to 1000 citizen ratio. With the addition of 156 citizens, it would necessitate an increase of sworn personnel by 0.18 personnel
to maintain the current ratio.
FIRE DEPARTMENT ANALYSIS AND SERVICE IMPACT:
CFD projects future service needs based on population, population density, response times, service demand, and development types.
Emergency Response Time Analysis and Service Impact:
The Caldwell Fire Department has benchmark standards for the organization and deployment of fire suppression operations, emergency medical operations, and special operations to the public.
This standard provides for a travel time of 4:00 minutes, 90% of the time to reach emergency incidents within their jurisdiction with the first arriving unit.
