10, records of Canyon County, and described in Warranty Deed Instrument No. 2025-038610, records of
Canyon County, lying within the Northeast Quarter of the Southwest Quarter of Section 23, Township 4
North, Range 3 West, Boise Meridian, City of Caldwell, Canyon County, Idaho, being more particularly
described as follows:
COMMENCING at West Quarter Corner of Section 23, as described in Corner Record Instrument No.
2012-049820, from which the Center Quarter Corner of Section 23, as described in Corner Record
Instrument No. 2024-016617 bears South 89°50'36" East, 2,651.30 feet, thence along the East-West
Centerline of Section 23, South 89°50'36" East, 2,651.30 feet to the said Center Quarter Corner, thence
along the North-South Centerline of Section 23, South 00°01'50" West, 662.41 feet to the centerline of
Syringa Lane, thence along said centerline North 89°54'45" West, 663.52 feet, thence along the
boundary common to Lots 13 and 14 of the Plat of Hillcrest Subdivision, South 00°04'34" West, 269.62
feet to the POINT OF BEGINNING;
Thence continuing along said common boundary, South 00°04'34" West, 240.04 feet;
Thence North 89°56'15" West, 299.89 feet;
Thence North 00°04'34" East, 239.87 feet;
Thence South 89°58'10" East, 299.89 feet to the POINT OF BEGINNING.
