Re: Notice of Neighborhood Meeting | November 6, 2025 at 7:00 PM, Caldwell YMCA
Dear Neighbor:
You are invited to attend a neighborhood meeting regarding our application for re-zone, preliminary plat,
and development agreement modification for 15.77 acres located at the SW corner of Ustick Rd and
Soterra Way. The property is currently zoned C2 in the City of Caldwell. We are requesting a rezone of
11.06 acres to R-2, medium density residential and keeping the remaining 4.71 acres as C-2 zone. We are
proposing a new preliminary plat for the 15.77 acres. Lastly, there will be an application for a modification
to the existing development agreement for the Soterra project. The proposed development will have 3
commercial lots and 60 single family residential lots. During the meeting, we'll provide detailed insights
into what proposed improvements are planned and any relevant timelines.

The meeting will be held on 11/06/2025, starting at 7:00 PM at the Caldwell YMCA Rec Room located at
the northwest corner of Ustick Rd and Indiana Ave (map of the location is on the back of this letter).
