COMBINED BOUNDARY DESCRIPTION
Two parcels of land located in portions of Government Lot 2 of Section 4, Township 3 North, Range 3
West, Boise Meridian, City of Caldwell, Canyon County, Idaho, more particularly described as follows:
Parcel A:
COMMENCING at the northwest corner of said Government Lot 2, being the north 1/4 corner of said
Section 4; thence, along the north boundary of said Government Lot 2,
A. S.89°40'48"E., 526.41 feet, from which a 5/8 inch rebar marking the east 1/16 corner common to
Sections 4 and 33 bears S.89°40’48”E., a distance of 805.89 feet; thence,
B. S.00°19'12"W., 48.00 feet to the intersection of the centerline of the Phyllis Canal and the south
right-of-way boundary of Ustick Road, and the POINT OF BEGINNING, from which a 5/8 inch rebar
witness corner bears S.89°40’48”E., a distance of 14.00 feet.; thence along said south right-of-way
boundary the following courses:
1. S.89°40'48"E., 561.00 feet to a found 5/8 inch rebar; thence,
2. S.82°33'14"E., 96.73 feet to a found 5/8 inch rebar; thence,
3. S.89°40'48”E., 97.73 feet to a found 5/8 inch rebar; thence,
4. S.44°42'41"E., 3.87 feet to a found 5/8 inch rebar on the west right-of-way boundary of S.
Kimball Ave; thence along said west right-of-way boundary the following courses:
5. S.00°15'20"W., 262.25 feet to a found 5/8 inch rebar; thence,
6. S.45°17'07"W., 9.21 feet to a found 5/8 inch rebar on the north right of way of Soterra Way;
thence along said right-of-way the following courses:
7. N.89°41’05”W., 297.78 feet to a found 5/8 inch rebar and the beginning of a tangent curve;
thence,
8. Southwesterly along said curve to the left having a radius of 126.50 feet, an arc length of 198.84
feet, through a central angle of 90°03'32", of which the long chord bears S.45°17'07"W., 178.99
feet to a found 5/8 inch rebar; thence, tangent from said curve,
9. S.00°15'19"W., 202.16 feet to a found 5/8 inch rebar on the north boundary of Soterra
Subdivision Phase 1 as recorded in the official records of Canyon County, Idaho; thence along
said north boundary the following courses:
10. N.89°44'41"W., 683.29 feet to a found 5/8 inch rebar; thence,
11. S.88°34'11"W., 53.17 feet to the centerline of the Phyllis Canal and the beginning of a non-
tangent curve, from which a 5/8 inch rebar witness corner bears N.88°34’11”E., a distance of
14.00 feet; thence along the centerline of the Phyllis Canal the following courses:

12. Northerly along said curve to the right having a radius of 215.09 feet, an arc length of 152.31
feet, through a central angle of 40°34'21", of which the long chord bears N.01°01'17"W., 149.15
feet; thence non-tangent from said curve,
13. N.26°33’40”E., 89.93 feet to the beginning of a non-tangent curve; thence,
14. Northeasterly along said curve to the right having a radius of 293.17 feet, an arc length
of 102.44 feet, through a central angle of 20°01'11", of which the long chord bears
N.44°01'50"E., 101.92 feet; thence non-tangent from said curve,
15. N.54°05'21"E., 215.27 feet to the beginning of a non-tangent curve; thence,
16. Northeasterly along said curve to the left having a radius of 300.69 feet, an arc length of 230.28
feet, through a central angle of 43°52'47", of which the long chord bears N.35°19'16"E., 224.70
feet to the POINT OF BEGINNING.

COMMENCING at the northwest corner of said Government Lot 2, being the north 1/4 corner of said
Section 4; thence, along the north boundary of said Government Lot 2,

and 33 ; thence along the east boundary of said Government Lot 2,
B. S.00°15'20"W., 384.50 feet to a found 5/8 inch rebar on the south right-of-way of Soterra Way and
the POINT OF BEGINNING; thence continuing along said east boundary,
1. S.00°15'20"W., 275.29 feet to a found 5/8 inch rebar on the north boundary of Soterra
Subdivision Phase 1 as recorded on the official records of Canyon County, Idaho; thence along
said north boundary,
2. N.89°44'41"W., 426.43 feet to a found 5/8 inch rebar on the east right-of-way of Soterra Way;
thence along said right-of-way the following courses:
3. N.00°15'19”E., 202.16 feet to a found 5/8 inch rebar and the beginning of a tangent curve;
thence,
4. Northeasterly along said curve to the right having a radius of 73.50 feet, an arc length of 115.53
feet, through a central angle of 90°03'40", of which the long chord bears N.45°17'07"E., 104.00
feet to a found 5/8 inch rebar; thence tangent from said curve,
5. S.89°41'05"E., 352.86 feet to the POINT OF BEGINNING.
